Eh... not so much.

I've lived in the Paddock Club with two other adults and a very young child for the past 8 months or so. While there are some decent things about it, I am not sure I could recommend it to anyone looking to rent around here.
It is in a great location. It is within walking distance of the Providence shops and restaurants (Cheeburger Cheeburger, Tony's Little Italy, Grille 29 if you want to spend too much money, Phuket [Thai], Market Street Cafe, and soon to be a Mellow Mushroom). If you feel like making a bit of a longer walk, or a ridiculously short drive, CVS is right there as well. Target, Wal-mart, several other places to shop, and decent restaurants are literally a five minute drive.

Management is so-so. They have always been nice enough and someone is available at the office when I needed to speak with them, though I've only had to go see them once or twice.
The apartments are not really worth the $835 we are paying now, and if we were going to sign another lease, we'll have to pay even more (to $870). They charge useless fees and it's a significant amount of money to move in. They offer no discounts for tenants wanting to sign a second lease or move to a different apartment in the complex. We were planning on switching to a 2br from a 3br at the end of this lease, but after learning we would have to pay all of the fees AGAIN (totaling about $600) just to apply and hold the unit we wanted, we decided against it. If we had not been sharing the apartment, we would still have had to pay a $250 "transfer fee" and of course another pet deposit. Flagstone Apartments in Madison allowed tenants to terminate a lease early without fees or penalty if you signed a new lease with them. So that is pretty frustrating. We will not be signing another lease here - if we have to go through all of that again, we might as well go to a nicer place where we get what we pay for.

The unit we have is the largest unit offered. The kitchen is pretty small, and the laundry room is also the pantry. There is not enough storage for all of our kitchen- and foodstuffs. Our pots and pans are sitting on the counter at the moment, because we have no place to put them. There is some sort of disgusting brown sticky stuff beneath some of the cabinet doors that I am afraid to get too close to. Cleaning has not done much good. The linoleum is peeling at the base of the cabinets. Our dishwasher leaks unless you shove the seals back into place (and even then they pop out as soon as you shut the door). Apparently we were supposed to have a new dishwasher installed, but I think maintenance just came by and pushed the seals in one day claiming it was fixed.
In the second bathroom, our toilet leaked for a long time. We put in a couple of different work orders for it. Maintenance finally came when the tenant below us called complaining about her ceiling leaking. They did fix the issue right away, but now the bathroom sort of smells moldy. The edge of the countertop in that bathroom is kind of flapping off as well.
The master area (bed, bath, closet) is huge! Very nice.

The walls are pretty thin. My dogs like to bark at doors slamming and people talking outside, and I can hear... other things going on in our neighbor's lives that I'm sure they would prefer remain private.

There are mysterious "service charges" on our monthly ISTA bill. Pest control is on there, too, and Cooks has come by our apartment three times to squelch our ant problem. Third time's a charm, I suppose, but it is summer so they are probably just going to come back when it gets cold. Luckily we'll be out of here by then. Now we just have gnats and spiders to deal with. Watch out trying to hold onto the rails going down stairs (a real treat being pregnant with a toddler in tow) - they are covered in spiderwebs. Several egg sacs are hanging precariously near our door.

The gates are really a joke, as everyone else claims. People constantly try to tailgate you through when they are closed and you have to use your key card. And God bless you if you are a visitor or forget your card - you'll be waiting in line for fifteen minutes while the six people in front of you try to figure out the ridiculous system. Whoever input all the numbers and names did ours incorrectly - spelled wrong, and the numbers go to the wrong people. We haven't asked to have it changed yet, though, so I can't really complain. We figured out whose is whose and it's not so much of a problem anymore.

One thing about maintenance - if you call the emergency number, they come right away. Otherwise it takes a couple of days.

Try to avoid a second floor with vaulted ceilings... your summer utility bill will be ridiculous if you want to keep from sweating most of the day. But your ceiling may leak and squeak if you get a first floor. So it's up to you.

Overall: eh. Good enough for what we need, I guess, but really not the best out there, especially for the price.
