This apartment complex used to be one of the gems in Huntsville, Alabama until it was sold. Colonial Properties Trust NO LONGER manages this property.

I have noticed a substantial decline in the processing of maintenance requests. I have been to the office several times recently for a repair that costs only $4. I was told that the "part" had been ordered. After three weeks, I ended up doing the repair myself to save myself the hassle of dealing with the front office or the new owners. I am content to wait out my lease and move out later this year.

A representative from the new owners of Colonial Village at Research Park said, "While these are by no means under-performing properties, we believe that we can make these more profitable assets by streamlining and optimizing processes and management," said Ari Parnes, managing director of Collins.

There is a decline in the general quality of landscaping around the apartments that are not visible from the leasing office. I am concerned that we are seeing a decline of the maintenance inside the apartments which will eventually lead to a decline in the quality of future tenants who lease here.

Good luck on your apartment hunt but I would avoid Colonial Village at Research Park if you are looking for value in the upper-end "luxury" apartment market.
