Lease Renewals Are Very Difficult

My only complaint at Weston Ranch, as a couple of others have stated, are rental increases. I have been living at Weston for 4 months on a 7 month lease in a one bedroom apartment. The current rent is $740 per month. My lease expires soon. The leasing manager informed me today that the new rent will be $802 per month for a 9 month lease, a $62 per month increase. A one year renewal option was not offered. My apartment is listed in apartmentguide.com for $692.
I tried to negotiate with the leasing office but to no avail. Consequently, I will be turning in my "notice to vacate" soon.
I am not recommending Weston because of the lease renewal issues only.
If you plan to live at Weston for just one lease term in a one bedroom apartment, then this is a good apartment community. Make sure you don't throw away your boxes. I am glad that I hung onto my boxes. :))
Update:
A representative of the property management company and I had a cordial meeting today. The property management company started using a computer program to calculate the market price for apartment renewals last January. The computer program appears to be using as a parameter, the average cost for a tenant to move out - about $600. In my opinion, the computer program assumes that the tenant can absorb a $50 per month rent increase before a tenant might consider moving. The computer program uses advertised rates from other apartment complexes in the area to calculate a rate that might entice a new tenant to move-in. There was some discussion on overriding the computer and giving me a better rate. I learned that the valet trash pick-up will no longer be included in the rent. The charge will be separate like the water. Therefore, if your renewal rate is $740 then your true rental rate will be $740 plus $20 (valet trash pick) plus $20 (water) = $780. I decided to turn down their offer to override the computer because I was not able to get the numbers to work for me after the extra $20 for valet trash pick-up was added in.
The "NO" recommendation is based upon my perception of management's over reliance on a computer program's accuracy to calculate renewals. There is also the new $20 "hidden" rent increase for valet trash pickup that will be tagged on at renewal as a separate charge. I needed the base rent to be $680 not including the extra charge for trash pickup in order for the numbers to work (i.e. lease incentives on a new lease elsewhere minus my moving expense to not substantially outweigh the cost of renewing).
Weston Ranch is a nice apartment complex with many great amentities. I am giving the office staff an extra star rating because the property management company's regional manager asked to meet with me and she explained the new computer algorithms being used to set and adjust rental rates. We agreed to disagree on the accuracy of the computer program to accurately predict the willingness of a tenant to absorb higher rates at renewal.

I'm paying $795 for a 2bedroom there. When I renewed they offered a 4, 5, and 12 month renewal. They definitely should offer you more options and a better deal.

im paying 770 for a 2 bedroom and up for renewal in a few months.. and my friend is paying 690 for the same apartment with a fireplace. he renews in a few months also.. ill keep you posted on that

For my one bedroom apartment, they offered a 3 month option ($867), 6 month option($780), and a 9 month option($802) but no 12 month option. They told me that their corporate office is using a new pricing system for renewals and that they are limited in what they can offer. )
