I rented an apartment in this community last year. I had no major complaints about the Paddock Club or its management while I lived there. The staff was friendly and usually helpful, the grounds were generally well kept, and I had no major problems with the apartment. The problems began after I notified management that I would not be renewing the lease. A staff member requested that I immediately replace blinds that had been broken most of the year. When I told her that I did not feel that it was my responsibility to replace the blinds she suggested that I speak with the Paddock Club's attorney. Unfortunately for the Paddock Club I am an attorney and I gladly agreed to speak with their attorney. She dropped the matter. I believe that the Paddock Club's threat to use an attorney was premature and unnecessary. I also think that many people would have been intimidated by the threat and given in to the demand. The next problem began when I received the "move out" letter. This letter included a list of things I would be charged for and the amount I would be charged at the move out inspection. For example, if the staff member determines that you did not properly clean the apartment upon moving out, you are charged between $10 and $25 per item that they deem needs to be cleaned ($10 each for kitchen sink, dishwasher, disposal, microwave; $15 for range top; $17 for laundry room; $20 per cabinet; $25 for the floor and refrigerator, and etc.). The list is quite long. I suggest you read it before you sign the lease. Many maid services clean apartments for approximately $200; however, the Paddock Club charges you per item and not the actual cost to them of cleaning the apartment. Thus, they can make money by determining that you did not sufficiently clean the apartment prior to moving out. The list includes prices for replacing and fixing other items in the apartment as well, such as $25 for light replacement, $24 for globe replacement, $150 for vertical blind replacement; $100 for painting walls; $5 per hole (wall) repair; $35 per carpet stain; and etc.). In summary, I enjoyed living at the Paddock Club while I was there, but I suggest you read the "move out" letter before signing a lease and do not expect to the Paddock Club to return any of your deposit. In fact, the Paddock Club billed me for "cleaning charges" that were not covered by the deposit.
