I lived there for close to a year... we were on the second floor so we didnt have that much of a problem with noise but the parking was terrible, and no matter how many times you called the office to fix something (ex: noise, neighbors taking up 2 spots with one car, neighbors not picking up their pet messes, appliances or fixtures broken in apt. etc..) it felt like they didnt do anything but they had this guy on a golf cart that would search the grounds EVERY DAY to find something to get you in trouble for. Example: I would leave my full garbage bag TIED up and sitting right outside my door before i went to bed and my husband would take it when he left for work around 5am, we were written up for garbage being sprayed around breezeway (hallway).
There were stains in the carpet and burn marks in linolium. Roaches ate my potted plants on my porch (on the SECOND floor) and would infest my house. My fridge broke twice, and the lights never worked correctly in the kitchen even though i called 3 times about it. Children ran wild and would play ding-dong-ditch or just randomly come and open your door if it wasn't locked.
They MADE you pay for the carpet cleaning and it HAD to be done professionally. You couldn't rent a rugdocter and do it yourself. And you had to clean your entire apartment head to toe before you moved out or they would charge you for anything you missed, and they bring a blacklight to the final inspection to make sure you weren;t 'hiding' any animals. If you do have animals and they have accidents or like to mark their territory YOU have to pay for new carpets for every room and new floorboards and paint, which can cost up to $2000.
so as I stated before, YOU CAN FIND BETTER.

Leaving your garbage our overnight would probably explain the roach problem, roaches are especially attracted to trash, even if it is tied up, in any case it does state in the lease that you cannot leave anything outside in the breezeway at any time. In all the apartments I have rented over the years I have never come across a landlord that doesn't require you to clean the apartment when you leave especially if you have pets! If the carpet didn't have pet stains and damage when you moved in, why expect your landlord to pay for your damages? You don't have to pay to repaint the apartment unless you really damaged the walls when you lived there. When I lived at GreenLeaf I did have a dog, and when I did my move-out, they didn't bring any kind of blacklight to inspect the apartment, maybe is was because I was honest and let them know I had a pet and paid the pet fees? That may explain why you had to pay extra fees when you moved out?
