This place is overpriced as are most in Tuscaloosa. However you do get basic cable included in your rent(maybe $25 value) and water is tacked onto your rent. The plus is it's two less bills you have to mail in per month. I lived on the middle floor and had the worst neighbors above and below me. When I moved in I had a couple who had to be in their 70's and they moved out once the place got populated and noisy. I had girls above me who went out every night and would have parties and walk around on the tile floor in their heels. I had guys under me who must have been in a band. Needless to say it was the loudest place I have lived. There is a very nice courtyard, but every Thurs., Fri, and Sat night there are people out there yelling and the courtyard acts like a funnel and just pulls all the noise right to your apartment. I was lied to about the tenants. I was told it was graduate students mostly, no it was mostly fraternity boys who were obnoxious and loud, as usual. The apartments themselves are pretty nice, mainly because they are only a few years old. Pretty close to campus which is convenient. The gate only opens from the inside if you are in a car. The front gate is broken about 9 out of 12 months, so you are paying for nothing. If you do live here, I hope you get good neighbors, then it will be somewhat enjoyable. If you have bad neighbors, you will be miserable b/c you have to deal with them and the douche's out in the courtyard every weekend. The management is a bunch of college kids who are in the management program so they think they know how to deal with people, they pretty much are a joke as far as working with you. Nothing is their fault, and it gets pretty old calling them every week complaining about the same stuff. The maintenance guys depending on who you get are pretty gross. Usually it takes two or three times for them to actually fix a problem.
