The problems started the day we moved in. The entire hallway was soaked with water from the broken hot water heater, dripping through the floor to our downstairs neighbors' ceiling. Shortly thereafter we received our first "monthly Palisades newsletter", which is really just a medium through which the management regularly issues blanket threats of eviction to all of its residents. We, along with all other residents, also occasionally recieved "urgent memos", issued in all capital letters and featuring numerous grammatical errors and slang terminology such as "poop". But these threats are as far as management is willing to go in order to enforce its rules. For example, management regularly threatens to tow improperly parked cars (no parking permit, at yellow curb, blocking other cars in, etc.), but this action is never taken. Management also failed to respond to our calls to the "emergency" pager at least three times; one of these incidents resulted in us having to call the police. When we were able to reach management and office staff to issue a complaint, they have been completely unprofessional and unwilling to help, responding instead in a defensive manner.

Other specific problems we have had with Palisades over the nearly two years we lived there include: one of our cars being vandalized with shoe polish, other residents' frequent loud, drunken parties that last all night, hot water in one of the toilets, and poor apartment upkeep including exposed nails in the threadbare carpet and broken blinds that have never been replaced. The door to our master bathroom also locked from the OUTSIDE and the whole apartment had poor air ventilation, causing our power bills to be over $120 even in the temperate months of the year.

Also be warned that outgoing residents are issued one last threatening document: a checklist of items in the apartment that must be spotlessly cleaned and in "move-in condition" in order to get the initial deposit of $500 back. If any of these items do not pass inspection, ridiculous fees are assessed; for example, if the cheap blinds are slightly damaged, a fee of $35 or $55 is charged depending on the size. If the counter is not wiped down, it will cost $25.00. And if a resident loses his or her key to the constantly-broken tanning bed (which costs $25.00 to obtain after being advertised as a free feature of the apartment complex), it is $300.00. And last but not least, the outgoing resident is also charged for a professional steam cleaning of the carpet; that is, if he or she is not charged for a full carpet replacement due to "pet odor."

My husband and I happily moved out of Palisades close to two months ago. We are still waiting for our deposit to be returned to us.
