I have lived here for two years and am ready to give up. Royal Hills apartments have major plumbing problems and bug problems, along with serious stinky dog messes. I have had 5 leaks in 2 years, two of which flooded more than half of my entire apartment from busted water heaters. I was left with a HUGE wet, stinky mess and damaged furniture that I was told they could do nothing about. I was told to contact my renters insurance. I had a tremendous fight to get the carpets replaced and twice their plumbing problems have taken more than 7 days each to fix. Meanwhile, I was on my own as to a place to live. The model was offered, but I was not allowed to take my cat, so I had no options.

It's ridiculous to think that a water heater can bust twice in less than a year without coming to the conclusion that there is a huge lack of understanding in how to correctly fix the problem. Maintainence man is nice, but manager will not allow him the money to correctly fix the problem. Alos, kitchen sink leaked, refridgerator leaked, and upstairs neighbor's bathtub leaked and caved in my bathroom ceiling.

The bugs are another huge issue. Roaches are abundant, nats are a huge problem in the summer, and dog messess are not cleaned up by owners or apartment staff.

I am very tired of these recurrent problems. I do not reccommend to live here.
