Why do I have the feeling that the authors of many of these reviews were evicted for not paying rent' Or have problems with management wherever they live' In contrast to their obviously self-serving reviews (read the one where the guy blamed management for his mother backing her car into a giant dumpster), and in an attempt to help those looking for a decent place to live, I offer my fair and balanced review. (DISCLAIMER: There is a BIG difference between the Cliffs I and Cliffs II. I am reviewing Cliffs II.)

First, the grounds are beautiful. They plant flowers, mow the grass, trim the bushes, etc. They spend a lot of money on landscaping, and it shows. There is a 1.6 mile paved, well-lit walking trail that runs the perimeter of the complex. There are always people walking and jogging, even late into the evening. There are drainage ponds that they have "prettied up" with fountains and lights, and a really nice playground for the kids. There are large grassy areas where you can throw the ball for your dog, and the trail head for the Mt. Sequoia hiking trail is just around the corner. It's all very nice.

The apartments themselves do not disappoint, either. I have a two bedroom on the second floor. It was very clean when I moved in, and everything was in working order. I would suggest a two bedroom over a one bedroom, simply because there is not much of a price difference, and the two bedrooms have a nice porch (and two full bathrooms.) There is a full-sized washer and dryer, dishwasher, and microwave. And the icemaker in the refrigerator works. One review below complains about wasted space. Where'

As far a management goes, I have never had a problem. When I have notified management that there was a problem in my unit that needed a repair, it was fixed that day. I have never had to wait. They have never been rude to me, although they are not particularly nice. But keep this in mind: I believe that a lot of the animosity expressed toward management may be class related more than anything else. Rermember, the bulk of apartment dwellers are students and the working class. Management is almost exclusively working class. Without going off on a tangent, let me just say that it is important to keep in mind that despite what people like to think, each social class has its own rules for interactions. Enough said, draw your own conclusions.

Other quick positives: Very nice weight room, pool, clubhouse. I hear that there are tanning beds and a massage therapist on staff, but I have never used them. Pretty quiet considering the number of students that live there. I have never had a problem with noise. It's also very safe, and I often leave my door unlocked.

Negaitives: People don't pick up after their pets, but that is entirely a resident created problem, and it can only be rectified by residents. As mentioned above, the staff is not particulary friendly, but that might be my perception rather than reality. Not much else. . .

In conclusion, I would recommend the Cliffs II to someone looking for an above-average place to live, especially while in school. The grounds are beautiful, the apartments are nice, and management is efficient, if not tolerable. Pay your rent, don't have big parties, act like you have some sense, and you won't have a problem. Don't be fooled by the other reviews; this is a decent place to spend a few years, and is much nicer than the other apartments in Fayetteville.

Dear Fair Review I wonder how long you have lived cliffs II. Very few of the staff are friendly, the new assistant maagers are rude and always in the hot tub or sitting @ the desk when you walk in , the gentleman with his shirt off dripping water everywhere from being in the hottub. Although the fitness facility has good equipment the fitness area itsself is never cleaned any more, towels bottles just left when is the last time it had a vacum in there? You also have to wait until the office is open to work out unless you have ben here for a long time and have an old card , because once new tenants FINALLY got the fitness cards they didn't work anfd if you asked anyone about when you would be recieving your card or when they would have the card scanner fixed you would have you head bitten off by the FAKE BLONDE Or the assistant ,managers. NOw they say the y will be going to a different system exactly how long will that take top get in place and WORKING? Management is OK not Terrribble, but not Great, Lisa needs to find another spot to smoke in other than the main entrance where everyone has to walk or the back entrance -the entrance doors should not be your smoking area! Management should step up and have the Olsd UNCLE EDDIE RV moved else wherere as well as the PARTY BUS ! These vehichles are nopt suppose to be allowed to be parked here, what abpout the spray paint on the side walks are we just going to hope it finally wears off? OH by the way I have never been evicted or had trouble with any lnadlords when I have had them and I ALWAYS pay my rent. It's an OK place for the price , but can be kept up much Better!!

your right the fitness center is good eqiupment, , but they are not keeping it clean , they dont vacumn it anymore, about the assistant managers your right she needs a reality check . as for Lisa smoking your right also about the card your right also. good day.

TO DUMPSTER GUY: I used the term "working class", a neutral, value-free description. YOU used the term "lower class", which tells us a lot about how you view working class people. I also LOVE your explanation for your mother backing her car into a dumpster: because it stuck out of a parking spot further than a car. So what you are saying is that when an object larger than a car is in a parking spot, part of it becomes invisible. So, for example, when a large moving van is parked in front of a unit, the back third of the van, the part not in the parking space, is rendered invisible? Is this what you are telling us? For the sake of arguement, let's assume that you are right; the Cliff's II parking lot is magical. Do you ALSO want us to believe that when you went to inform management of their magic parking lot they began to YELL at you out of the blue? So you were speaking calmly, and they, for NO REASON, began to scream? Is this your story? I think it is telling when you, in your own words, state that you have always had a problem with the management at Lindsey properties, no matter where you lived. Is is the management, or you? I have never had a problem.

TO RUDE -----: Yes, that is correct we informed them of the problem and they began to yell "GO TALK TO CORPORATE, IT'S NOT OUR PROBLEM!" For your information, I never said the dumpster was invisible. Have you seen it? It sticks out much further than a car would. Sounds to me like you haven't had a problem because you haven't lived there long enough. Just wait until you move out, Lindsey will try to screw you. I know, I've lived in three different complexes.
