In disrepair and not safe

We have lived here for three years now, first in a one-bedroom, and then in a two-bedroom. We brought our firstborn daughter home here. When we first moved in, it was a great place -- lots of law students, the SBA sponsored barbecues here every year, beautiful trees, and a sort of comraderie. But, by the time we moved out, everything had fallen into disrepair (the clubhouse is constantly torn up, and the playground is very old and unsafe), there were far fewer college students, and there had been umpteen different managers. Just this last week, there was actually a murder here, yes, a murder. It is very dark here (no one fixes the few lights that are on the grounds when the break) and scary. We had to install alarms on the doors and windows and I do not walk from my car to my apartment in the dark without my husband watching to make sure I make it okay.
The inside of the apartments are better than they used to be -- the last property managers remodeled and most units have new carpeting and some even have washers and dryers. But the outside leaves much to be desired -- the stairs are EXTREMELY rickety and the balconies and bridges have nails sticking out of them that have ripped my husband's skin and clothes several times.
Mansfield properties has just taken over the Quad, so maybe things will get better, but we'll see. This is no longer even a marginal part of town anymore -- it's downright bad -- so rent at your own risk.
