I MOVED IN JUNE 2007 AND SIGNED A YEARS LEASE UP FRONT. DURING THIS TIME WE WENT THROUGH 3 PROPERTY MGRS. THE FIRST WAS GOOD, BUT SOMETHING HAPPENED BETWEEN THE OWNER AND HER. THE SECOND WAS JUST EVICTING PEOPLE LEFT AND RIGHT. THE THIRD ONE IS TAKING EVERYONES DEPOSIT NO MATTER HOW CLEAN YOU WERE OR HOW CLEAN YOU LEFT IT!!! I HAD A $250 DEOPSIT IF WHICH I GOT BACK $80 AND WAS SUPPOSED TO GET $100, BUT SHE CUT THE CHECK WRONG. I STILL HAVE NOT GOT MY OTHER $20. SHE SAID IT WAS MAILED AND I NEVER HAVE REC'D IT. THE OWNER OF THE PROPERTY IS NOW SAYING THAT I AM TRU=YING TO RIP HIM OFF BY COLLECTING TWO $20 CHECKS!!! HE NEEDS HIS HEAD CHECKED. I HAVE NEVER REC'D IT! MY APT WAS CLEAN AND NO STAINS ON THE CARPET. I WAS CHARGED $45 FOR CARPET CLEANING ( I HAD THEM DONE PROFESSIONALLY THE MONTH BEFORE), DIDNT MATTER THEY SAID IT HAD TO BE DONE THE DAY YOU MOVE OUT! I WAS CHARGED $75 FOR TOUCH UP PAINT, $10 FOR WINDOW CLEANING AND $20 FOR THE OVEN. I AGREE ABOUT THE OVEN, I HAD FORGOT TO CLEAN IT. MY WALLS ONLY HAD THREE THINGS EVER HUNG ON THEM AND THERE WERE NO MARKS OR STAINS ON THE CARPET. I AM A VERY CLEAN PERSON. IN MY OPINION THE OWNER IS HAS LOST MONEY, DUE TO THE APTS SET EMPTY FOR A LONG TIME AND HE HAS LOST MONEY. I WAS IN AN UPSTAIRS APT OF 4 UNITS AND WAS THE ONLY ONE UP THERE FOR ABOUT 5-6 MONTHS THE AND IT WAS THE SAME BELOW ME. SO DO THE MATH HE WAS LOSING MONEY BIG TIME!! ALMOST ALL OF THE UNITS WERE LIKE THIS. MY DAUGHTER ALSO LIVED THERE WITH A YEARS LEASE AND ONLY GOT $70 OS HER DEPOSIT BACK. SHE WAS ALSO CLEAN! THEY CHARGED HERE $75 FOR THE CARPET AND $55 FOR TOUCH UP PAINT!!!! DO NOT RENT FROM THIS PLACE!! IT IS POORLY RAN AND THE OWNER IS OUT TO GET YOUR MONEY!! ALSO IT IS UP FOR SALE AND ACCORDING TO THE SALE AD THE RENTS WILL INCREASE WITH THE SALE! GO TO WWW.LOOPNET.COM AND CHECK IT OUT FOR YOURSELF! I DIDNT RENEW MY LEASE DUE TO THE RENT WAS INCREASING BY $35 PLUS I WOULD HAVE TO START PAYING FOR THE WATER, SEWER AND TRASH. THE RENT WAS ALREADY $650 GOING TO $685 PLUS ADDING THE OTHER UTILITIES! NOT WORTH IT! NONE OF WHAT WAS PROMISED UPON SIGNING THE LEASE IS THERE YET....GATED, PLAYGROUND, POOL, GYM, BUSINESS CENTER....ETC.....THE OUTSIDE LIGHTING WAS NEVER KEPT UP, PARKING WAS A NIGHTMARE AND ONLY CERTAIN BUILDINGS HAVE COVERED PARKING AND YOU MUST PAY A MONTHLY FEE TO PARK UNDER ONE! LANDSCAPING IN THE BACK BUIDLINGS WAS NEVER MAINTANED! RENTER BEWARE OF THIS PROPERTY!!!!!!!!!!!!!!!!!!!!!!!

This woman wanted to remain in the apartment, but didn't want to give up a special deal she had from 2006 while heavy construction was going on. The fact that her rent was going to be raised was the reason for her departure. Otherwise, she was trying to renew. She became very angry that her rate was not going to remain the same. Her daughter moved because the mother was moving.
When she left, her apartment was far from clean. When the manager did the final walk-through with her, each issue was discussed and agreed to. The final walk-through was signed by both parties. Several people who have cleaned their apartments before leaving have gotten 100% of their deposit back. Several people have done no cleaning and gotten none of their deposit back. Most people are somewhere in between. If we wanted to be unfair, we could easily have justified giving her no refund, but we were truly trying to be fair. We???ll be happy to show our actual deposit register / return ratio to any interested residents! Just ask!
It is true that the refund check was made out for $20 less than was intended. She had the option of picking it up or having it mailed to her. After we mailed it to the address she requested, she called back and asked for ANOTHER check to be mailed to ANOTHER ADDRESS. Then, she got really mad again and blamed us for it.
Anger issues...? :)
Anyway, yes, the apartments have been under construction for the past year. It is normal to not be full during the construction period. Now, they are VERY close to being full. Yes, it is true that the amenities were not in at the time she lived there - that is one of the reasons she received a discount.
As of July 4, 2007, the oversized, sparkling new swimming pool is open. It is nicely appointed with travertine stone coping, ------- tile around the waterline, and three jet fountains spraying from the edge of the deep end to a point in the center of the pool.
The tanning bed is set to arrive this week. The gated entries will be in place this summer, and the remaining covered parking will also be completed this summer. It is true that there is a $20 charge for covered parking. If you don't want to use the covered parking, there is plenty of open parking available, too. It's just a nice amenity for the folks who want it.
Anyway, this is a nice place to live. Fantastic neighbors, covered parking (available :)), great pool, tanning room, soon to be fitness center, soon to be gated, free full sized washer and dryer, etc. The management is nice, too! But sorry, the construction discount is over. :) All nice folks are welcome! :)

As I said about the mgmt....they are cheaters and could not be honest at all about all of this. As for it not being clean, she is so far from wrong! I actually had someone walk through the apt the night before and they thought that no one had ever even lived in it due to it being so clean. Yes I was upset about the rent going up. I had been told it would only go up by $10. They were going to up it by $35, plus pay the water and covered parking. I do not have anger issues I have issues with people taking my money. I never did get the $20 check. I dont know what Debbie or the owner are talking about. If they mailed it and I cashed it, then I want proof of it. The owners words were: You are just trying to get more money out of us and probably have already cashed it. I told them to call the bank and get a copy of the check and see who it was cashed by or to stop payment on the ck. He said it would cost as much as the check to stop payment on it. So that is why I never got the rest of what was owed to me. The owner has had management problems since day one. He is one of the problems. Also, this property is up for sale. Go to www.loop.com and see, you are going to see that the rent will increase with the sale of the property. It says so on the site. The owner has treated every property manager he has had (4 in one year) like dirt, just like the tenants too!!!! I believe that there are more negative comments on here than positive. Just read and you make your mind up. Apparently I am not the only one who has had a problem with this apt complex and mgrs/owners.

I recently toured the facilities and the gates, tanning bed, pool, work out room and everything else promised was finished and in perfect condition. Also, the appliances and decorations were all good quality and absolutely beautiful. My breath was taken away when I walked in the apartment. Not to mention after a day of visiting apartments at other places that smelled like urine or moth balls, this was the first apartment that smelled...well, like nothing. It was spotlessly clean. Perhaps the management's opinion of what "clean" means and the person above's opinion are vastly different. I plan to rent here.

My opinion of clean is exactly that CLEAN! I have never ever had my deposit taken due to not be clean! In fact I have never had my deposit taken or kept for an reason. You can think whatever you want, but I KNOW what they did and didnt do. The property went through 4 mgrs in year...You can go ahead and rent, but when you leave you WILL NOT leave with the deposit you gave them...I can promise you that!!!!

I never got mine back. But, besides the deposit. Everyone has to agree the complex is ghetto and the walls are extremely thin.
