A quality complex at an economical price in the heart of Little Rock

I moved to Madison Heights in 2000; Madison Heights itself is not very old (opened in 1998) and many of the units were just built over the last 4 years. The complex is a unique combination in several regards: the units are a mixture of townhouses and single-floor apartments (probably a 70-30 ratio), and the tenants are a combination of regular average-income folks and govt-subsidized units for low-income people (the complex owners, McCormick-Baron, specialize in these types of developments). Overall my opinion of /- are:
Positives:
1) Location, in the heart of central Little Rock, is superb if you are a student (UAMS is 2 minutes away, UALR 6 minutes, War Memorial Stadium--where, for those who are new to Arkansas, twice/year the Razorback football team plays in an extremely festive environment--2 minutes away). The more upscale shopping centers in West Little Rock are approx 10-15 minutes away via I-630.
2) Parking -- parking is gated via remote control, and thus you are virtually GUARANTEED a parking spot only a few feet from you door.
3) Landscaping/groundkeeping--very beautiful, especially considering the price.
4) Maintainence -- keeps on all standard upkeep such as periodic bug sprays (I have never seen a roach/rat in 4 years there), filter changes, etc. When a problem arises (clogged bathtub drain, etc) it has been promptly addressed in my experience.
5) Price -- you can?t beat 600/month for a two-bedroom townhouse, especially not as a student given the proximity to UALR and UAMS.
Negatives:
1) Location -- the other side of this sword is that the 12th street area proximal to the complex is dilapidated and poor--Madison Heights is situated directly in-between the yuppie Hillcrest area and the poor, dilapidated Asher/University Ave area. In fact I try to avoid the 12th Street area east of Madison Heights after dark.
2) Theft -- not too common; however I did have my car stereo stolen out of my dash while I was at a school function.
3) Honking -- can get to be a problem if your unit is located next to the parking entry gates--one complaint I have had chronically regarding the staff of Madison Heights is the ineffectual crackdown on non-tenant friends/relatives of tenants driving up to the parking gate and honking until their tenant friend lets them in via remote. It is VERY aggravating if you are trying to study.
Overall, a good apartment/townhouse complex for students or young couples.
