They're apartments. What more can I say'

1. Parking: (One Star) Parking is a total nightmare. There are definitely not enough spaces for everyone's cars here at the Landings. If you come home late in the evening, beware. You, more often than not, will have difficulty finding a spot near your apartment. I, personally, suggested the idea of assigned spaces to combat the parking situation, however, management did not feel this was necessary. Rather, management has assigned residents hanging car tags. This has done nothing to correct the parking situation. Additionally, there is a car that has been parked in front of my building for a month now and, regardless of my complaint, management has not done anything about it.

2. Noise level (Can you hear your neighbors all too well'): (Four Stars) Minimal noise. The breezeways are not very soundproof. For example, if I am in my living room, I can hear my neighbor's kids every afternoon when they arrive home from school. Additionally, I can hear my neighbor's dishwasher disposal through my kitchen wall when it is in use. (And I am sure my neighbor's can hear mine.) A few of the residents choose to play their car stereos too loud and I can hear those occasionally as well.

3. Grounds (Overall appearance of the entire community, upkeep and landscaping): (Three Stars) Tasteful but nothing special. Recently, there was a major problem with residents not picking up after their pets. Management has corrected this, however, there are now "Pet Waste" signs scattered about the property. I have noticed a few new trees have been planted in certain areas and a park bench has been added as well, so, obviously, management is working on improvements in this area.

4. Safety (Outdoor lighting, layout enhances visibility, shrubs are cut back from walkways, etc.): (Four Stars) Shrubs cut back from walkways, good lighting, safe area. Of course, you can never feel one-hundred percent safe, however, I have walked to the Coke machine, drop box, and exercise room at night without any problems. There is ample lighting and the area feels relatively secure.

5. Construction (Quality of the fixtures, building material, sound and heat insulation, layout and design): (Three Stars) Nothing special. The counter tops and sinks in my apartment are wearing out. The carpet in both of the bedrooms ??sheds?? and the carpet in the living room is ??bubbling??. When any of the residents in the building I live in opens or closes their patio/balcony door, I can hear and feel it. The layout of the apartment is decent. The living room and kitchen are open, which I like, however, there is not a dining room or dining area. The master bedroom in my two-bedroom unit is huge and could be suitable for a child??s bedroom and playroom, as I am using it, or a bedroom for two or more children.

6. Maintenance Service Quality (Maintenance people fix problems correctly): (Five Stars) Very good work. Always fixed first the right time. Any maintenance problems I have had have been taken care of very promptly and professionally.

7. Office Staff (Professionalism, knowledge, helpfulness, and overall service level): (Four Stars) Helpful and nice. Care about helping residents and solving problems. One of the deciding factors when I made my decision to sign a lease at The Landings was the great attitude of the office staff. The staff here at The Landings is a lot more ??down to earth?? than some of the staffs at other apartment complexes I have toured.

8. Overall (Compared to other apartments, how does the community rate in general): (Three Stars) Average compared to others. If you are looking for a decent, well-priced apartment in West Little Rock, The Landings is a great choice. The apartments are adequately sized and equipped, the facilities, the exercise room and pool, are small, but decent and never crowded. And, other than being on a one-way street, the area is convenient and respectable.
