I've lived here for about 6mos and the problems were apparent from the start. We moved here for my fiance's job and were scared to move directly into Memphis because we didn't know the area that well. We thought hey Marion will be ok and of all the properties we looked at this one seemed like the best offer. Let me stress the word SEEMED! When the showed us the model we thought wow this place is really nice. They boasted about this being a safe, gated, and camera controlled property. I have seen one camera and the gate is not only often open due to the constant construction, but also only covers one side of the complex. Yes the gate is only on the front side and the rest is surround by a ditch (ghetto moat). When we moved into this place (which reportedly was brand new) Our apartment already had broken hinges, scratched paint, broken tile, and sealing that came up. We have had constant gnat and fly problems, and I've seen silverfish. The carpet is inadequate. You walk across the floor and balls of fiber are pulled up. We even found out that this 'upscale' facility was section 8 (meaning subsidized living) We pay 720 for a two bedroom while some of our neighbors paid about half that or less for the same freakin apartment. Funny how they didn't mention that when we moved in. There are kids wondering over all the time, half of them don't live here the cross the moat to get in. So, forget about using the pool unless you want the share it with 20 other kids ranging from 7 to 16 at all times. And these kids are rude. No guidance. Then we come to safety this place has had numerous car thefts including a mass gas siphoning that happened one night. The hit every car they could for two nights in a row, residents weren't even aware until the next morning when they started they're cars and they were on empty. Luckily my car had a lock on the gas cap. Where were the freaking cameras then. Oh yea the one they have was probably not even turned in that direction or it was off. My fiance and I have seen huge rats all over the property. They haven't been in our place yet but neighbors have complained. The walls are so thin I can here my neighbor sneeze. The maintenance guys are creepy and honestly besides blowing a leafblower through the corridors at all times of the day I'm not sure what they even do. The construction is poor, missing important things like brick, which exposes the 'particle board' beneath which can lead to mold and leaks. The appliances suck, the bathtubs sometimes fill with muddy water. The bathrooms are tiny and one freaking cabinet for storage. I have enough room for towels maybe. The gym is ok but there is no bathroom and they won't let you use the one in the office. The pool is basically a fountain. I could go to the mall, jump in the fountain, and have the same experience. The management is constantly applying the payments of rent to the wrong accounts, and say your lease is up two months before it was(this happened more than once to more than one of us all of which were clerical errors on the offices behalf). I wish we would have taken our chances somewhere else, at least we wouldn't have paid as much for broken promises.

WOW!I don't even know where to start with you!!! I moved in around the same time you posted this review, and I have not had any of these problems.I find the Management staff to be very professional! Kids...hum seems like you just don't like them! This is the second property that I have lived where Connie was the manager and she and the style of the units is the reason I moved here! I find it very hard to believe that the management is giving different rent amounts to tenants. I pay the same as you and I think you just made that up to go along with the rest of your rant! I think you should get a real taste of bad Management let me suggest that you go ahead MOVE to Memphis, but be assured anywhere you live there has vermin(usually asking you for change)and Kids.Oh yeah and keep extra money in your budget for new tags every few weeks and buy a car alarm (well they will take it anyway save that money)! Don't seem so bad here now does it?!!!!!
