Nice management/but going downhill

Years at this apartment: 2003 - 2004
 
This place used to be nice, but i fear it's going down hill. It's a pretty area, but the quality of the people living here is declining to the point that it resembles section 8 housing. If they would raise the rent about $20/month some of the this would be fixed. On the plus side, mangement seems to be responsive, and it's away from the slum called "memphis".
