lousy construction. maint. staff can?t fix a cubbard door. pre-school gang developed while we lived there. Hole in fence lets kids crawl underneath and play on waterfall rocks (very dangerous). Will gouge you upon renewal. Management not concerned about health and safety. Dog feces allowed everywhere. When I complained to the community authorities, they cleaned up before inspection and filled a 5 gallon bucket with the stuff just from around our building. Very noisy neighbors last 8 months.

The 30 day notice works both ways. Basically, if you or the complex is going to change the rent amount or the term of the lease or vacate, you have to give notice 30 days before the date rent is normally due. That?s the law. If I give notice on May 15 that I?ll be moving out June 15, you still have to pay for all of June if you pay rent on the 1st of the month. Also, when your lease expires you automatically go on month to month and they are required to give you 30 days notice before raising your rent (ie. charging you a month to month rate). You can make other arrangements with them, but always get it in writting. You?ll note in your lease that only written agreements are binding. Make sure the law doesn?t overrule any agreement you make.



You can seek 3 times the amount wrongfully withheld as well as the original amount if they don?t refund your deposit. The court will give them an additional amount of time so the days past 14 should be about 10 to make it compelling. Don?t sign anything from their attorney at ANY time, especially just before you see the judge. If they spend it or part of it, you still need to receive an itemized list of the amounts and what they were spent on within the same time period.
