We resided at this complex from October 2004 and are planning on moving out next month, February 2006. The best part about our experience here is the staff - the manager has always been very professional, friendly, and understanding. Any maintenance issues we had were handled very promptly, normally within just a few hours, if that. Most of our neighbors were very friendly and cordial. The location is excellent, as it is at the end of Ponderosa Parkway and definitely off the "beaten path." Any problem tenants were dealt with promptly by the management, which is good to see.

In the interest of writing a balanced review, there were a few minor issues here, but none that would discourage us from renting here again. The apartments are a little over 20 years old and have not been substantially upgraded to my knowledge. Many of the appliances are older, but all were in good working order. In fact, our dishwasher cleaned the dishes better than some we've had in brand-new apartments! We lived in the building next to the leasing office and the small parking lot there tends to fill up some evenings, requiring you to park in a lot further away, although there is more than enough parking elsewhere on the complex grounds. Our upstairs neighbor was a smoker and we had a problem with the smoke odor somehow finding its way into our apartment, presubambly through the bathroom vents, although it was generally only noticeable when we came home in the afternoon after the apartment had been closed up all day. Lastly, the walls are a bit thin and, although most of our neighbors are very quiet and respectful, we can hear some things from neighboring apartments, although it is not as bad as other apartments we've lived in and is certainly to be expected with apartment living.

All in all, we were pleased with our stay at Ponderosa Park Apartments and would definitely recommend it to a friend or family member. So many of the complaints you read on this website are related to poor management and that is definitely not a problem here.
