Just slightly above average...

The Apartments at University Roost are slightly above average in quality and maintenance services are available on site (as well as the main leasing offices).

Facilities are adequate for the price ($669-850 on average), but you won't find anything too special. Although utilities are traditionally included with the cost of the rent (i.e. electric, heat, water, etc.), be advised that other utilities (such as phone and cable services) are not included.

A primary concern for potential residents is the relatively high crime rate in the surrounding area (1 block east are mobile homes). Numerous individuals roam the area who act suspicious and often are drunk and rowdy. Fortunately, the staff at University Roost is very strict on noise violations and will ask any violators to leave the complex immediately. All suspicious activity is reported by the staff to the Flagstaff Police Department. Residents are generally well-behaved, however.

If you are looking for a relatively inexpensive solution to your living arrangement needs -- and if you can tolerate a moderately high crime rate -- then the Apartments at University Roost might suffice.

However, I personally would not recommended this apartment complex due to safety concerns and inadequate heating services. As if heating difficulties weren't bad enough, the heat can only be adjusted marginally with only a slight increase in temperature change.

And the crime rate IS a problem. Too often I have been woken up in the middle of the night by Police helicopters circling the area looking for delinquent teenagers or thieves. Therefore, I do not recommend University Roost as a safe environment for either individuals or families. In fairness, the staff at University Roost is very friendly and open. Yet this does not offset the problems with crime in the area, which can only be solved by improving the living conditions within the surrounding area.
