I work for the company and I am a resident at another Archstone Community out of state and want to remain anonymous.
One complaint was that you get one month free but have to sign a 13 month lease. That is so far from the truth it's funny. Archstone only does leases up to 12 months. They have never done 13 month leases, so get your facts straight!
And the majority of your complaints have no validity! Pay your rent ontime and follow the rules in your lease and resident services directory. You cannot wash your car on property, you cannot leave your garage door open unattended for hours on end--there is no reason! The reason that it takes so long to have problem neighbors evicted is the law. We have to document and document and document problems. Legally we have to give 10 day notices for something like noise complaints. If no problems occur in 10 days but then on the 11th day they're having a loud party then things start back from day one. It's not a simple or quick process. And that's not Archstone's fault, they're just following the law. I live and work at a property in California and I get all my service requests done on time. I have had a few requests for basic stuff. I needed my air filter changed, light bulbs replaced, smoke detector battery changed, and my screen door replaced (I tore the screen on accident when putting new patio furniture on the patio). All was done the next day or same day and I don't get special treatment. I still pay rent, water, fees, my security deposit.
Oh and legal fees--they are not set by Archstone, they are set by the attorney. Pay your rent ontime and you wont have late and legal fees--which if you read your lease, you should expect those fees if you choose to pay late.
And you have to understand that you are renting an apartment. You are living in close quarters with hundereds to thousands of other people. So whether its another resident, their guest or someone hopping a fence, there will be some noise, some vandalism, some theft. Granted some places are worse than others,but stuff is going to happen no matter where you live. My parents live in a very upscale gated neighborhood in their own house and have had 3 cars stolen out of their driveway at various times. Their house has been broken into twice. There was a shooting at a Pillar community on 83rd Ave and Tbird, a massive drug bust at another competitor in the Arrowhead area and both of these two places are luxury apartments.
And oh my god, you don't have a roman tub'' So'! deal with it. If its that big an issue, you should have gone elsewhere to live. Archstone didn't have this property built, a previous company did!
I do understand that sometimes things come up and you can't get in on the first to pay rent, but Archstone has a grace period and oes not charge late fees until the forth and legal fees until the 10th. And they can't make exceptions for anyone because people are so damn sue happy its not even funny. Everyone is treated the same. You'll get late fees if you can't afford to pay on time or your check bounces just the same as you'll get late fees because you were in a coma for a week. It's sad it has to be that way but its because of fair housing laws. We can't treat anyone different or we get sued. That is also why we document everything. Every conversation we have with you.
