I lived at Sonoma Landing for several years and was badly burned on supposed "damages" to apartment after moving out. Billed for replacing ALL the carpet, vinyl, paint, etc., I was told by manager S. that smokers incur more clean-up expenses in their apartments. Mind you, smoking IS allowed and they do NOT tell you anything about this "greater expense" when you move in. If smoking is allowed, than any odor damage is normal wear-and-tear. I'm not talking about burned carpeting or anything like that. Manager S. said they have to paint (like they *wouldn't anyway* after 4 years') and use special smoke removing equipment... Uh, that's called replacing carpet & paint, lady. The rest is blowing smoke up my a**.

The issue here is that they always replace all the carpeting from a pet-occupied apt. anyway, and would normally have to paint any apartment after several years. So these things are normal wear and should not be billed to the tenants. Further, what the hell are "pet deposit" and "pet rent" for if not to cover these things' Lastly, since they won't inspect the apt. with you at move-out, you have no way of knowing what they say is/isn't a problem, nor any discussion with them about it. Just a bill in the mail. And I seriously doubt there're many a tenants who haven't been billed for "damages" after moving out. Caveat emptor.

WELL, if you must know i would smoke pot outside, however due to overzealous idiots from the old days, pot is illegal.. but luckily for you, cancer causing cigarettes are legal.
