Okay.

My husband, children and I have lived here since December 2003..

We moved here with a roommate for the first year.

We lived in the back of the complex for the first year, and we didn't have neighbors for most of that time.

We didn't have any maintenance needs, and we lived in an upstairs unit, so we had the floorplan that gives you the 3 balconies, but not all of the units have 3 - the downstairs only has 2.

That part of our stay here was nice.

January 2005, we moved into a downstair unit with just our family - in the middle of the complex - just before you get to the mailboxes.

Now, let me say that The Moorings seemed like our dream apartments before we moved in.

The floorplan is very impressive: 1240 square feet if you live upstairs, 1100 downstairs...

for about $750 a month...

and the upstairs units have a vaulted ceiling and stairs that lead to your apartment - it's kind of a grand entrance, but...

misleading.

If you live downstairs, this place really sucks.

Our upstairs neighbors have about 10 people living in their unit, 6 of which are children.

We've informed management several times - nothing has been done about the overflow of tenants upstairs.

Nothing has been done about the people upstairs throwing their trash (kids toys, clothes, cigarette butts, various kinds of wrappers...

there was even a steak knife dropped on our patio once).

My mother-in-law was outside on our patio smoking a cigarette leaning over the railing, and someone upstairs dumped all kinds of hair and dirt on her, from a rug that they were "cleaning"...

they just flung it over the edge of their railing and started flapping it against the balcony...

didn't even pay attention to whether or not there was anyone below.

These people were always up really late at night/early in the morning.

The kids and adults would be running or stomping around, slamming doors, playing loud music, arguing, and no matter how many times we complainted to the front office staff, nothing was ever done.

We were told to talk to the upstairs tenants ourselves.

We even caught the neighbors messing with our lightbulbs for our Christmas decorations - the kids AND ADULTS were constantly unscrewing the bulbs, so half of our string of lights was gone before Christmas ever even came - talk about ruining the spirit! We decided to just take the lights down and went to California for the holiday.

Still, though informed - management did nothing.

Other than that, we've had several maintenance issues here.

The dishwasher has always leaked, the oven has always cooked unevenly.

The upstairs water heater broke a few months back, which resulted in a huge water-filled bubble in our apartment ceiling the next morning.

Our patio storage close was soaked, and I'm just glad I had all of my collectables in plastic containers.

My husband had to argue with them to get them to do the right work to fix the problem, including replacing the drywall in our apartment that was damaged - they didn't even want to replace it! He's also had to stay on their asses constantly when it came to other problems with our A/C.

Someone came out, said they couldn't figure out what was wrong and that they'd have to climb on the roof the next morning to check it out, then they didn't ever show up and my husband had to call the front office two more times to get him to do what he said he would do.

There are cracks all throughout our apartment.

As another review mentioned, there are no floorboards.

I have a hole in the wall near my front door that's big enough for rats to get through...

maybe I can find a way to post pictures that I have of the damaged walls here...

The pools are always dirty, except for the main pool, which is located in back of the front office - WHERE ALL OF THE NEW TENANTS WALK THROUGH IN ORDER TO SEE THE MODEL...

The model is very nicely kept-up, but that's no reflection of what they do for the rest of the complex.

We, too, were advised that the code to the gates would be changed often, but it never has, and the gates are ALWAYS OPEN anyways.

There's only one way in and one way out of the complex.

There is a sign on your way out of the complex, in front of the entry, that says "DO NOT ENTER" ...

but do you think management does anything to ensure that people who go out the wrong way hear about it' NO, THEY DON'T.

They put out a notice stating that anyone who goes out the wrong way will be fined, but how are you going to fine anyone when you're not monitoring the damn thing'!

It's also true about the patio decorations.

We were told we were not allowed to have the shading on our patios, and that they were going to have everyone removing their decorations, but I have not seen any removed, and have noticed quite a few more put up.

The management is b.s.

- they don't back up any of their policies, except charging you for late fees.

As far as other reviews trying to play down the police coming through this complex - IT IS CONSTANT.

There are police here EVERY DAY.

Sure, there's not many apartment complexes you can go to that can say they've never had police there, but the police might as well just set up a precinct in this place, 'cause they're here that often.

I could go on with my complaints about this place, but I have other things to do right now and just wanted to post this, hoping it will keep people safe from being fooled by these guys, and hopefully IMT will get this place straightened out.

I think the positive reviews that are here are actually from representatives of the management company or the community, trying to fool us all once again! Though, Tamara has been very pleasant.
