I've lived here for three years, here are my opinions:
The pluses of Villa Fiesta:
huge apartments, fair price, management will give current residents same rent renewal specials as new residents, maintenance is quick and professional, management is good, and they have a night security guy who drives around in a golf cart, which (in theory) helps with crime.

The minuses of Villa Fiesta:
narrow parking spaces, and not enough of them, thin walls and noisy neigbors, (which is to be expected out of a complex near a college), lots of vehicle break-ins, neighborhood is going down hill, aging buildings: our apartment leaks when it rains, and we're not even on the top floor!

Overall, this is not a bad place to live. The price is certainly right, if you are willing to buy a good car alarm, and deal with lots of noise and parties. The problems with this complex are less about the complex itself, and more about the neighborhood.
