This review supercedes the original written this same time last year (2007)

There was a change in Managerial Staff since this was originally written.

There is a General Manager handling not only this property; but another just to the North...there is only an Assistant Manager and Leasing Agent available at all times.

Landscaping is a problem, as there have been no less than 5 companies around since I first came here in February of 2007...still incompetant.
There is an area to the South West of my building that has been a virtual eyesore for over one (1) year, with no apparent repairs forseen whatsoever. This is due to the construction of a 'Privacy Wall' that was financed by a homeowner residing in a "Gated Commmunity" located directly behind this community...he complained that 'residents were looking downwards into his yard area'. There was landscaping and irrigating dug up to please this whiner...and, has NOT been repaired.
Numerous queries to management have not been answered to satisfacion..."bids are in force" is all I get.

In addition, there are continuing encroachment/trespassing conducted by the residents of this "Sub Division/Home Association", done via a gate located at the North end of this community, identified as "The Villages".
These residents have deliberately, and willingly cut thru Oro Vista, using Oro Vista as a 'short cut', in addition to the juveniles using Oro Vista streets as a "skate board recreation area" on a regular basis.
It is their contention that they 'have the right' to cut thru the community, as they resided in this area long before Oro Vista came into being, holding themselves above the law.
Despite signage to the contrary "No Skateboards, No Trespassing, Private Property, et al", Oro Vista Management has failed to properly provide a relatively safe community.

The "Gated Access" is a joke...instead of Entrance/Exit gates as seen in sub divisions and other apartment/condo communities, these 'gates' are no more than Parking Lot Bars that raise and lower...if really needed to circumvent these, cars and trespassers can easily go around them. These so-called 'gates' are no more than "Window Dressing", and are totally useless.

Bottomline...if Push came to Shove...I would think twice before living here as an initial/first residence.
As one of the original residents, I have seen a change for the worse since I initially arrived here...thereby necessitating this revision.

and you've lived there how long? like two weeks? such a great review for a complex that's hardly finished construction!

This is obviously a review by Management! I lived here and hated the cockroaches in our brand new apartment. We also lost over $250 in deposit so be careful!

As of this date...the Regional Manager appeared onsite a few of weeks ago in response to my complaints issued earlier about the continued trespassing by non-residents, who keep coming thru the backside of the property. He gave me his personal assurance that there would be an immediate response and solution...either by the construction of a wall or fence to completely close the two large gaps that currently exist. The Oro Valley Police Department have responded to this property and have issued warnings to these non-residents of the sub-division behind Oro Vista, about their treaspassing, and what the penalties would be if they got caught a second time. It seems that the onsite management wants the signage to rtemain; but, they will NOT enforce the 'No Trespassing' aspect...they will NOT press charges. To this date, the promised repairs have not even broken ground. I do not trust the spoken word of Management, nor the spoken word of the Regional Manager, much to my dismay. Once again, I do NOT recommend this community with the current issued that have NOT been resolved these last couple of years...
