I currently reside here in one of the townhome floorplans seprate from the apartment building. Although the floorplan has been what I wanted there are things that have been ongoing problems in the maintenance area. The kitchen tiles were supposed to be fixed before I moved in and never were touched. The grout has come up and all the tiles are loose with pieces of grout everywhere. I have learned to not walk barefoot in there. It was then promised to me that they would have it fixed but it would require my kitchen to be torn up for 5 days. They sounded shocked when I agreed to that, but I had called them on it so they tried to fix it. The crew was in my place for about 30 minutes and all they did was re-tac the tiles down. That was good for about 2 days and now it is worse than ever. I complained again and they said they would fix it after I move out. That is not the kind of solution I was looking for as it does ME no good.
Maintenence requests are handled very slowly and you should expect about a 3-5 day wait on anything you need, including lightbulbs.
Overall the community looks very nice but little is done to enforce parking, noise, and water control. They have automatic sprinklers that leak all over 44th street rather than on the grass and unfortunately for anyone living here, the water is divided by the community, not by your apartment's usage. The bills fluctuate, as does their due dates, with some water bills coming twice in a month. And if you dont pay it on time they consider that late on your rent and they charge you $50 late fee.
Noise is a problem,at least on the townhome side. That is, unless you like the sounds of police helicopters, jet fly overs, and my favorite 9 am wake up of the maintenence guy pullinb the dumpsters with a golf cart past my window. If you like the sound of earthquakes mixed with a sledgehammer being pounded at the side of a huge Gong, this is your perfect wake up call each day.
I would say also that the quality of people living there within the past few months has suffered as they try to fill the vacancies. What first was a nice community with friendly upscale people has now become ghetto, much like it's surroundings.
Overall, I say keep looking and I am counting down the days of my lease end.
