Good Morning,
My girlfriend and I are moving from the SF Bay Area in NorCal to Phoenix for our job. We have been looking everywhere and have found Alanza place as the perfect location, close to Airport/shopping/work/so-on/so-forth. We have already had our applications accepted for a Versailles suite on the 4th floor, and we are extremely excited about our apartment.
BTW has anyone been in / lived on the fourth floor' Our contact "Kim" advised the ceilings were 10ft and it had granite counter tops w/ all black applicances, which I thought was worth the extra $XX.XX per month.
I am still very cautious about the apartment complex & management.
Kim has been very helpful, although there have been a few occasions where several call backs were necessary for us to get the information we needed. But we're adults who understand that work does get busy from time to time so we're not going to cry about it.
My questions are:
1. Is the surrounding area "ghetto"(see: dangerous)
2. Is car theft still a major issue'
3. Was there another apartment complex that you thought was better'
4. Is there a roach problem (yikes)
5. (we dont have scorpions where I live) Do we need to worry about them on the top floor'
6. Has anyone used the concierge service' Are the prices competitive' If not, is the service provided worth the price'
I think that's all I have for now.
If I have anything else I'll follow up in a response.
Thanks yous guys.

Once you move to phoenix you will find that there are pockets of "ghetto" in all neighborhoods. Many areas in central phoenix are under renovation and there are many infill projects which are improving the neighborhood. I find that with the Marriott right next door, it classes up the place a bit. I would not classify the area as ghetto and I haven't heard of any car thefts from our lot. I'm not sure about the catalytic converter problem at the building but someone had one stolen from my workplace, also in central phoenix, in broad daylight. As for the management, i've gone into the office a few times to put in a maintenance request or pay rent and i've seen them quite busy with several people (tenants, future tenants) so i guess it depends on the day. I think the issues with pests may be dependent on location. I've been lucky enough to be free of roaches but i do get ants. Scorpions are doubtful in the area because it is so urban. A friend lives in a single story house in central phoenix and has never encountered them. I think you will find the location to be really nice and if anything a good starter spot to figure out where you might want to "settle in" based on your interests. Good luck with the move!

I have lived here for two years and it is definitely a nice place. I've butted heads with the office staff a few times but they always get things taken care of. I live on the third floor and lately I've had a few HUGE roaches in my bath tub and running from under the stove. Pest control came so it's better now. I have never heard or seen anything about cars being stolen since I've been here. They have armed security patrolling the property at night so I always feel safe. Maintenance is great, if they're not there that day it's definitely not too long after that. Great gym, pool, and like 10 gas grills on the property. Some of the neighbors are a little uptight that would be your biggest problem if you like to play any type of music or have company, it's almost like a hotel because of the enclosed hallways. Other than that it's a great choice because it's right next to the freeway and there are tons of stores down the street. Hope you enjoy!

Alright, me again for my final review and visit to the site. I thank everyone for their blunt opinions, although I sort of doubt the accuracy of some reviews and even question whether or not these people were actually even tennants (see: competition).
My girl and I are happily situated, we've been out here for a little over a month and really love our place! Seriously... if our apartment was up for sale as a condo we would seriously consider purchasing the unit.
I'll keep it short and sweet.
Parking: Not that bad actually.
- We have two vehicles, the lady's car is in her designated spot, and I have found a spot I am very comfortable with, so far so good not even a key mark in over a month.
Management is ok, although the only time I've had conversation with them was 2 times. Once when we signed our lease, and the other I ran into our girl at Fry's.
Noise is not the issue I was led to believe it would be. I have never heard our neighbors once, occasionally I will hear someone's heels as they walk down the hallway but it does not drive me crazy, it's a hallway naturally the sound is going to travel somewhere.
If you live on one of the upper floors then I would suggest new tennants to take precaution in bringing groceries upstairs. What our complex needs is some kind of bellhop cart that we can load our belonging onto and roll to our unit. Maybe one for each floor, they can't be that much right?
Those who are accustomed to living in apartments are probably already well aware of this, coming from a house it was a real pain in the butt.
The gym is very nice, I actually plan on doing a little something in there after work today. I've never seen it packed with people, and the hot tub has been vacant every time we went down there. As for the pool, I must've completely forgot our girl telling us the pool was heated, but it was a pleasant surprise to discover during my thorough toe-inspection.
I have zero issues at all with our unit. When we moved in 3 of the windows did not have locks on them, which forced the windows to be slightly cracked open during the night. Our guy quickly came and installed the locks, havent had a single issue from that point. Our girl was completely open and honest about the locks before we even signed our lease.
The trash room has always been clean and tidy, it doesnt even smell like trash in there. I can't speak on other regions of the complex because I don't go in there, but I am very pleased with the north-eastern room.
Our commute is fantastic, 7 minutes from work (baseline next to AZ Mills), no more paying toll to drive across the bay, it's great.
What else... oh yeah if I was a crybaby (which I am not) I might complain about how lately we have been having issues with the gate. My card suddenly stopped working on 2 separate occasions, but it was fixed very quickly without jumping through any hoops.
Also the gate has been wide open a couple times I've pulled up after work. I'll assume the gate was just down for maintenance, I don't really mind. We live in a region where car theft is a major issue, if they want the car, theyr'e going to steal the car regardless. We were sure to put Gap insurance on both vehicles so no worries there!
Overall I am pleased to have slaved away in the weeks leading up to our departure to AZ. I'm glad you guys kept my expectations low so when we showed up I would be so happy with where we called home.
BTW: No roaches, no ants, haven't even seen as much as a spider out here which is really awesome.
