Not super awesome, but good for the price

UPDATE: I did have a problem with my hot water since writing the review that took a very long time to resolve. It has since been resolved but you really need to keep on top of them if you have an issue because they aren't the best at returning phone calls or fulfilling maintenance requests. This shouldn't be a problem for most but if there ever is a maintenance issue, it can create problems.
I've been living here for a little over 6 months and haven't decided yet if i will renew when time comes, it will mostly depend on pricing. All-in-all, I looked at a lot of aparments in the East Phoenix-Scottsdale-Tempe area when deciding and Arcadia Del Sol was definitely the most value for the money. I was able to get a one bedroom here for the price of what many other complexes were charging for a studio. It's definitely not "upscale" or "luxury" but it's nice enough and I think it's worth the price.
I've read some of the other reviews and i really don't see how anyone could have that hard of a time living here. I didn't even know there was an elevator, but really who needs an elevator to walk up 2 flights of stairs' I prefer living on the third floor and don't mind the walk up at all (they actually knocked some money off my rent to live on the third floor, so thanks, lazy people!). I don't really talk to my neighbors all that much, but haven't heard of any car break-ins I haven't had any issues with mine or my boyfriend's car. Nothing has happened to make me feel unsafe here at all.
I haven't had any problems with noise except maybe once someone was blasting music on a Tuesday night. I called courtesy patrol (twice) and it was resolved. The grounds could be kept up a little better, especially the staircases and balconies which tends to collect leaves and debris.
My only issues maintenance-wise have been a couple times of water being turned off (one of which was for a really long time when i was planning on showering after work before going to a concert, which really sucked) and once my air broke. It was fixed the next day and they actually offered the model for me to sleep in that night in case my apartment got too hot. It still sucked though.
The location is really good, it's about equidistant from downtown Phoenix and downtown Scottsdale, plus it's walking distance from a lot of great restaurants (The Vig, Pita Jungle, TeePee, Wildflower, Thai Lahna...all really good!). I don't have any issues with the neighbors, everyone is nice, lots of families with young kids which isn't really my scene (I'm a 20-something professional) but I don't mind it.
I like living by myself, but it can be expensive to not have a roommate to split the costs with. I'm happy with paying 200 dollars less per month to live here rather than some "luxury" community, for now.

I don't really live near either pool so I'm not sure if the third floor in that area would be any better than the second. I've noticed kids being out there at like 9 or 10 when I do laundry and stuff but I don't hear them in my place. I'm sure in a couple weeks, once school starts, it will ease up a bit. If not, I'm sure there's pool hours and you can call courtesy patrol to enforce it, instead of yelling at them, though I bet that helps blow of some steam. It does suck that those kids pretty much hijack the pool for the summer. I usually go to a friend's or a hotel pools just to not be surrounded by a bunch of screaming kids.
