My husband and I moved in a few months ago, and we're counting down the days until we can get out of here. At all hours, the neighbors above, behind and next door can be heard blaring their music, TVs, stomping around, moving furniture, vacuuming and what I can only assume is sumo wresting from the sound of it. There are neighbors that stand on what is supposed to be our private, enclosed patio (the show unit had one, we were told ours would have one) with their friends or on the phone while smoking and talking loudly. There are always people fighting and screaming at their children. People gun their motorcycles and cars in the parking lot. There is no consideration for others here.
The groundskeepers will mow, but not pick up the cut grass littering the walkways. The yellow blooming tree outside of our door drops many of it's blossoms all over the place, and those never get picked up either. There are weeds growing in the rocks. The bushes are overgrown and blocking walkways. The dumpsters are overflowing all the way to the parking lot area. The whole area stinks because there is a freaking jet ski sticking out of the dumpster and the lid can't be closed. People leave beer cans, cigarette butts and various other pieces of trash all around. Despite the supposed restriction on large dog breeds, there are several large dogs that are left off leashes running and jumping on strangers. A man let his leashless pit bull jump all over me (a breed that is not even supposed to be allowed here!) while I was carrying my cat in a carrier and didn't even apologize. Not to mention there are owners that don't clean up after their dogs. Very nasty!
There have been two break-ins in the buildings around us since we moved in. There was a drug bust in our building less than a month after we moved in. Prior to that, the stink of marijuana could be smelled all the way into the parking lot. I sleep with a bat next to me, but that does nothing against the fact that our sliding glass doors are completely vulnerable, since they aren't enclosed in what was supposed to be a private patio!
It didn't take long for us to go to Home Depot to buy new faucet and shower fixtures. The bathroom and kitchen faucets were both corroded as well as the shower head. There is corrosion all around the bathroom sick. The kitchen sink leaks underneath and on top. The kitchen cabinets stink of mildew and usually have more than a few dead roaches in them. We killed probably 30 or so roaches the first day we were here. Even with weekly sprays and roach traps, we still have roaches. Thanks to the people behind us, who's cooking food smell always leaks into our bathroom/bedroom, we have ants in our BATHROOM. It's disgusting and embarrassing. The carpet and padding should have been replaced before we moved in. It's flattened and hard, and the stains on the pad from the previous tenants soak through regularly, even though we clean it often. It's really too bad, because the overall layout of the unit is very beautiful and appealing.
The maintenance and staff are very nice people who seem eager to help and solve problems, but their attempts fall short. We have to call multiple times before problems are solved, though they've not been rude to us.

This sounds like you are living in a different place than I am .
Avalon Hills is the best place I have lived n maricopa county in the last 5 years .
Our neighbors are polite and quite .
There was no drug bust in this community since i have been here and thats 5 years ?
You may just have a bad neighbor ,Its not fair that you would bad rap this community because of one bad neighbor?
I suggest you ask the Property managmnet team to move you to a new apt
We had a friend that asked and it was done within 2 weeks
Good luck but I disagree with the majority of your asessment

The police absolutely WERE here busting the above neighbors for drugs. They were banging on the door for five solid minutes at midnight (which is terrifying), and the people wouldn't answer their door. They informed us that they'd been watching them for months. Just three nights ago, the smell cooking/burning meth could be smelled all around this building. My friend saw someone else using in a different part of the complex as well. Just to clarify, one of the people was smoking meth out of a pipe, and one was smoking out of a light bulb while their daughter, dressed in nothing but underwear, was about to wander out into the road.
You can't disagree with roaches and ants. You can't disagree with overflowing dumpsters. You can't disagree with common areas having dog crap on them. You can't disagree with the blooming trees dropping blossoms all over and being left to ROT. These are FACTS, not opinions, and you can't disagree with facts. You can't disagree with the condition of our unit from faucets to carpet because you haven't seen it. Good for you if your unit was/is in great condition. Ours wasn't.
I'm glad that your experience has been different, and I envy your quiet, polite neighbors. I don't have just one bad neighbor, so please don't try and tell me what is and isn't fair.
