I've been living at Avalon Hills for 3 years. During that time, I have seen the property change from a "condo Conversion" back to an apartment complex with several management changes. The current management is friendly and knowledgeable. I've never actually had a maintenance/repair issue in the time I've been here but from what I've been told from other residence they are experienced, friendly and prompt. The grounds here are almost "park like" in appearance. Lot's of old growth trees and a variety of shrubs and flowering plants. They have a large well maintained pool but both hot tubs/spas don't work properly. Each unit has its own water heater and water is included in the rent which is unusual for this area and a much better arraignment. The have a variety of different units which can fit most everyone s needs including units with washers and dryers if desired. It is a gated community however, the gates have been under construction since I arrived here and access to the property by non-residence is an on going problem. Its mostly local area teenagers sneaking into the pool after hours and the occasional non-resident using our trash bins. The property is pet friendly and with all the grassy areas there is plenty of walking area . As with all apartment complexes it s a 50/50 chance they pick up after their pets but the maintenance staff does what they can. The complex as a whole is over 20 years old and with age comes some issues. The basic non-upgraded units are clean, roomy enough but lack a lot of storage space. If you want a washer and dryer you loose even more closet space. I would not recommend you ask for the upgraded units. They have nicer carpet, cabinets and fixtures as well as a bit nicer appliances but in my opinion are not worth the extra money. I have lived in both and am more than happy with the non-upgraded one. The units are fairly quiet. I rarely hear my neighbors above me and never hear the ones to each side of me. This is an active community and children are out and about and at times you can hear them play. Generally by 10:00pm (quiet time) things around here wind down and its mostly quiet after that with only the occasional thumper driving through the complex. Compared to most complexes in this area, Avalon Hills is your best bet. It s not a High end property but you get a lot for your money and a nice neighborhood feel to where you live.

The person that was murdered outside of the complex was not from here according to the police report. It's not a person(s) fault if people do bad things and then someone manages to stagger over to where your gates are. As to the Quality of the poeple around me? I tend not to make quick judgements. I actually meet them and talk to them. I bet you never come out of your unit and judge by appearance only. If someone for whatever reason does not pay rent and honor thier lease then they are evicted and you don't need to worry about it. Drug abuse is a problem in every county in the United States. To say that they are Inclusive to Avalon Hills is nonsense. They are everywhere, even in the High End complexes.

really RBinPHX Your right the murdered person was a fluke how many of these flukes in last 1.5 years 3-4. Quality of people is bad the new people who have active warrents, Police stand offs and still live here. people who cant pay rent cause they dont have jobs how do they get in. Drug abuses is a problem But drug dealers get in cause they dont do employnment checks You now People who dont work any job Have money and have and active flow or people commin in and out. If you have been evicted 3 times how do you get in by mangement working with you. I promise more standoffs to come look at the police presence in the complex last year a little this year they patrol. you can rent a 3 br home for the cost of rent here across the valley rent has dropped who would want to pay the rent here. people who cant get in other places. The people who make these choices for the community are the landlords. Matince has improved as long as you dont have an A/c issue than good luck to you. Anyone would hate to make that guy do anything.
