YOUR HAVE BEEN WARNED! SIGN LEASE AT YOUR OWN RISK!This property based on dis-honesty and great lack of respect for its residents. As soon as, your lease is coming to an end they will loose your thrity day notice and charge you for another months rent. During this time they will not return you phone calls or give you a statement showing what they used your deposit for, however, explaing that you have no refund because the needed it for repairs. I moved out in September of 2004 and still have failed to get a breakdown of these charges. Till this day it is still in the mail and the corprate office will not get involved! You will be treated great until you sign on the dotted line and then its downhill from there. You have been warned! I would suggest going to a Mark Taylor propert much nicer and no grief!

To respond to this insulting review: Not only is it disrespectful to management, but also to those of us that are happy here. I have lived at Aviana twice now. I lived here for a year, moved back home to California, and now I am back! I think the office staff is just the opposite, they treat you like family. They are always smiling, and they have always remembered me by my first name. Though I hate to admit it, when I first lived at Aviana it was my first apartment. I did not know that you had to clean an apartment when you move out. Well, a couple years later and a few inches taller, it is the same at any nice community that I have lived at anyway. I too lost part of my deposit, but I received a statement with in a couple of weeks of moving out telling me why. You can't beat the location, and I still can't believe how quiet it always is! I love Aviana at the Biltmore and I am proud to call it my home!
