Waited 2 months for 1 bedroom 3rd floor unit with 270 degree views. One common wall in bedroom, rarely noisy though. Floor plan is excellent design (although 1st and 2nd floor units are larger than 3rd floor units, and I could use the extra storage space). Management has always been helpful. Repairs were taken care of same day or next day. Rent was reasonable in my opinion although the 2 bedroom units are a better value. Lease is up in 04/06 and have been told rent will increase only $25 (3%). Never had any problem with bugs or strangers walking around. The back exit gate was open for a week and we did have an apartment get broken into during that period. But, the gates are closed the rest of the time. Don't understand the complaints from other reviewers. Some of the kids can be loud but in general the community is exceptionally quiet (I'm retired, so I'm here all day). Haven't used the two pools, but they're never busy. Gym is adequate but get a membership to a regular gym if you really want a good workout. Community doesn't recycle (junk mail for example) which I think is awful. Carpeting and windows are cheap but construction is adequate. Floors are wood construction, not concrete so I do get a few creaks as I walk around. Air conditioning can be loud and you do know when your neighbors' turns on or off.
Plusses:
1) 1 mile walk to grocery store and Phoenix Mountain Preserve, across the street from luxury resort. Ok, if you don't want to walk, then this isn't exactly a "plus", but the large desert park is a nice place to go for solitude.
2) Views from top floor units are great.
3) Best floorplan in my opinion (and I used to design apartments).
4) Equidistant from 3 major malls/shopping areas. Close enough to central Phoenix with easy access to Scottsdale and freeways.
Complaints:
1) Too many dog owners nearby. Why do people have pets anyway, especially barking dogs' Also, why don't they pick up their pet's messes' Honestly, you'd think I was living in an apartment. Oops! I am.
2) Windows are single pane which transmits alot of heat. In summer, it's a good idea to buy foam insulation panels at Home Depot and cut them to fit in your large windows. I did this last summer and they absorbed the heat very well. Of course, you give up sunlight, but I have other windows for that.
3) People tend to leave their garbage right outside their front doors as if someone else is going to take it to the dumpster for them. This complaint is about people in general and probably could apply to many other apartment communities.
Generally, I would recommend this complex.

As a followup in 10/07...
After going condo and then reverting to apartments, it appears Equity has lowered its standards for residents. I notice far more un-professional type people than I did when I first moved here. They are not overrunning the place, but it's something I've noticed. Due to the capital outlay made by Equity to change this into a condo complex, it appears they are now skimping on a few items. They pulled the plug so quickly that some apartments are nicely upgraded while others are standard fare. You'll see bent miniblinds in some apartments that haven't been replaced. People still put their garbage outside their door and they still fail to pick up after their dogs, but you can't expect a complete paradigm shift to a "sense of community pride" overnight. Response from staff is very good with followup calls and thank yous. I did have alcoholic party people in a nearby unit that I complained about. Despite eviction threats, they failed to change their act during their stay. Fortunately, they didn't renew their lease. Altogether, I still find this to be a nice corner of town surrounded by mountains--central to many things but not the center of everything.
