the investment manager, which is just a fancy name for a property manager, in my opinion, is a liar. why do i say this' well, for starters, she claims to be part owner, but her name is not on the deed, she is not listed as a partner in the llc (a document that clearly has a space set aside to list any other owners or part owners of the property), nor is her name on the loan application. ;-)

i searched through all the legal documents involving the sale of this property and her name was nowhere to be found. she isn't even listed on the tax forms. so, all she is, is an employee! and a very poor one, at that!

number two, she is always making up stories to cover up the fact that she is slow, forgetful, and plain ole sucks as a manager! you call an issue to her attention and she completely forgets about it. when you ask her about it later, she pretends she was busy in court or gettng the lights shut off at a property, she "claims" to have managed TWO years ago!

now you can call this a personal attack if you want to, but who wants to do business with someone like this'

since these people took over, living here has been a total nightmare! like the other tenants said, work orders are falling behind, the new maintenance guys doesn't appear to know what he is doing; which means things just aren't getting done! once, we spent the entire weekend in the dark, because all the lights in the hallway and surrounding our building were out. and to make matters worst, the "investment manager" had given us emergency numbers that weren't working, and the office phone had been disconnected because they hadn't transfered the account to theirs - BECAUSE SHE FORGOT!

then she fired our courtesy patrol and hired some so-called EX FBI agent, who is also a tenant, to watch over the property! OMG! she seems to take great pride in making one bad choice after the other! it's like she is purposely trying to run this property into the ground!

they don't even clean like they used to, they don't take care of the tenants like they used. they actually show potential residents uncleaned/unpainted apartments! you nolonger get a free carpet cleaning if you renew your lease. basically, they don't give you anything except KEYS!

people, the only positive reviews written about the new staff, were written by the new staff. and how dare she call us whiners for complaining about her sloppy ineffectual management style!

after my lease is up, i wouldn't live here if i were terminally ill, and this was the only hospice in town! i'd rather die like a dog on the streets.

I don't think you folks get it. The new owners are probably slumlords! This probably isn't the first property they have ran into the ground! Why do you folks think the investment manager keeps lying about where she used to work? I'll tell you why! Because she doesn't want you to know about all the tacky, sneaky, underhanded things she has probably done to other tenants. That's why. So, complaining to the guy who ownes this place, probably isn't going to do you much good. Here's how it works... They hired that ditz to play the gatekeeper. She was installed to protect the REAL owners from your COMPLAINTS. And to give her leverage and more credibility, they told her to pretend that she was PART owner. That way you docile tenants would take her word on anything she says. ;-) Slumlords typically jack up the rent and slash the service. That way they keep the money coming IN, and NO money going OUT! Why do you think they fired the courtesy patrol company and the pest control company? Why do you think they stopped cleaning the carpet in the hallways and the carpet in the fitness center? These things cost money. Money they are NOT willing to spend. Why do you think they hired alleged illegal immigrants to clean the equipment in fitness center and the clubhouse restrooms? Hiring a REAL maintenance professional COST money! And who knows where they got the FULL time maintenance man from! I knew these people were trouble the moment I laid eyes on them!

In response to the statement above: Doesn't the "owner" show up for the residential socials? ;-) Or... is that someone fronting as the owner? ;-) Have you tried attending one of those get togethers, and voicing your concerns? By the way, did you guys know that Clarendon Park was sold for $17 mil and that the owners paid a down payment of $5 mil via a loan?! LMAO! It sounds like they sunk all of the capital into buying this property. And now they are nickeling and diming us to death! Maybe that's why they aren't spending any money on keeping this property up! :-)

PHOENIX-Making its second buy in the metro, a local partnership has paid $17 million for Clarendon Park Apartments in an off-market transaction. The partners plan to hold the 138-unit complex at least five years. Howard Berger of Berger Investment Group Inc. in Phoenix says he approached Arizona Family Communities LLC in La Jolla, CA about acquiring the five-year-old complex at 222 W. Clarendon Ave. Berger teams with Craig Streit, who serves as managing partner for their investments. "The seller told us he was open to an offer so we submitted an initial offer, then negotiated," Berger says. The buying entity, 2506 W. Dunlap LLC, won a 97%-occupied complex situated on nearly three acres just north of the CBD. Berger, who represented the partnership, tells GlobeSt.com that the intent is to burn off concessions and raise rents slightly. "The area is close to the new Arizona State University Downtown and is near the light rail," he adds. "There's major renovation going on Downtown and we saw a lot of upside with that too. We consider this an A project in an A location." Clarendon Park Apartments is a mix of studios, one- and two-bedroom units, ranging from 509 sf to 900 sf. The rent goes from $700 to $1,100 per month. The partners recently sold the 234-unit Northern Lakes Apartments at 4949 W. Northern Ave. in nearby Glendale for $12.47 million. Berger says he and Streit are looking for more multifamily assets.
