No apartment complex is perfect, and they all have their issues. I have never seen any apartment on here with an acceptable rating from their tenants because most happy tenants probably don't bother coming on here to blast their old place. I lived in this complex from 2005-2008. The only reason I moved is because my job relocated me out of state. Here is the list of positives and negatives I had:

POSITIVES:

-Great, unbeatable central location. Being home from work before your coworkers even hit the freeway. PRICELESS
-Price lower than luxury apartments in immediate area
-Parking garage AND street parking (limited but its there if you need to run in/out)
-2 pools and hot tub. I swam often no matter what season and none of the pools were ever disgusting. I never wanted to use the hot tub and it wasn't available
-tenant appreciation breakfasts/bbq's often (I only was in town for one though)
-Notification of events at Empirian at Steele Park (so you know when a parade or walk is going to be in the area around the complex)
-Maintenance staff/pest control more than adequate and timely.
-Grounds clean 90 plus percent of the time
-Rentals available for out of town visitors of residents (awesome!)
-Balcony's are clean and not allowed to be ghetto
-hallways and floors cleaned daily it seems and they paint the hallway maybe once a year I believe. it seemed that often to me.
-Alarms installed if you want to pay to get them turned on. Weird, but hey, if you need it I guess.

NEGATIVE

-Ever so often, a car alarm in the garage goes off because of someone's little souped up Honda Accord.
-Dog poo, it is always cleaned up promptly by the complex, but every blue moon (twice) a resident moves in that you have to report. This is at any complex that allows dogs though, and management is not very happy and gives the resident a notice immediately.
-Balcony police. I put this on a positive and a negative because some residents, if allowed, use their balcony as a closet, and no one wants to see that. However, I was told to take my christmas lights down even though I stopped turning them on, lol, it was after valentines day though, LOL. so I guess I was being ghetto.
-No Direct TV dish attached balcony. The overhang is way too deep if your apartment is facing west/east to get a reception, it has to hang over which now is a violation. It wasn't when I moved in, but we have new, stricter management now, which 99% of the time is a great thing because before residents did get away with alot that they don't now. So I had direct TV when I moved in, but then the last year I have had to cancel it(3 day notice) and pay Cox for their fake HD TV. I hate Cox!
-Office not open Saturday. (who ever heard of this)
-I'm sure there were other little gripes I had but they must not've been that bad because I can't think of them off the top of my head

I don't know where this tenant lived in the complex? Hallways cleaned daily???? Must have lived close to the office where other prospective suckers (I mean tenants) could see.
