I read all of these reviews the day before we were scheduled to move into Estates on Maryland. They scared me so much that we decided to rethink whether or not to move in.
That same day we went to the property at different times to see if the gates were open/unlocked and to see if lights were on at night and what type of people/sounds/sights were out and about at different times.
Every time we went, the gates were closed. The mail gate was locked. The lights were on. We drove around the property, looking for damage or evidence of neglect. We found two spots where the covered parking had been damaged due to trucks too tall. We saw a lot of patios with nice patio furniture. We saw all types of people and families. We saw a young woman with her toddler who came to see Grandma and Grandpa (I swear, I'm not making this up).
We stopped one random woman and asked her about the place. She said she lived there two years and planned to renew. She said she had no problem with crime or neighbors, though occasionally you could smell pot.
We decided to move in. Most of the people in the office we dealt with were wonderful. Not all, but most. One problem, no one ever told us we had to pay for our own water. The price didn't harm us, the fact that we weren't told annoyed us.
We moved in and the first night our toilet stopped working. I reported it first thing in the morning and they came and fixed it right away. It clogged again two days later at night. We called again and they came that night, at like 9pm. I was impressed by that.
It is very quiet. Surprisingly quiet. We sometimes hear a creaking when someone is walking upstairs, but we can't hear talking or anything like that.
We were given an apartment different than the one shown. The one shown did not have hardwood floors in the kitchen, only the bathroom. The one we got had hardwood floors in both. That was great!!
We didn't get a cleaned apartment, which I saw in a previous review. The carpets were cleaned, the walls were painted, but the bathroom and kitchen weren't cleaned. They said the cleaning lady was coming the Monday after we got our keys, but as far as we know, she never did. We didn't mind though because all of our stuff was in there and it was easier to clean ourselves without having to worry where we put our boxes and stuff until we were unpacked.
We paid a cat deposit, but due to severe extenuating circumstances, we never moved the cat in and they worked with us on that matter too.
We've lived there only a short time and of course this general overview isn't as thorough as it could be after six months, but we strongly feel we made the right decision in moving to Estates on Maryland.
And this isn't written by an employee, a friend of an employee or anyone who has ever met the employees before moving in.
Hope this helps.
