I have lived at Estates on Maryland for almost 2 years. Greystar Management was on board for the first year that I lived here and they let things go downhill in a hurry. When the property was for sale, they provided FREE RENT TO ANYONE just to fill the apartments up so that it would be full for the sale. They were the ones who never fixed anything. I spoke to some of the maintenance staff and they had to be very budget conscious with any repairs because Greystar was very cheap. They also took the computer that operated the gates with them forcing Laramar to purchase another one (which took time) and left the gates wide open until a new computer arrived on site.

When Laramar took over, I saw changes in a few short months. They had to take steps to evict the freeloaders who were getting free rent because once the free rent ran out, they couldn't pay. Of course, these were mostly very young adults who also enjoyed loud music, drugs, and many were probably illegal aliens, too. This process took time. And once they were evicted, they left garbage everywhere--in the halls, in the driveways, and by the trash bins (but not quite in the trash bins).

Now about a year has passed since Laramar has been managing the property and it looks great! They have hired someone to pick up the dog crap so it there isn't much of that laying around anymore. And remember why it was laying around in the first place--irresponsible dog owner tenants! Laramar either has a new company to handle the trash or have increased the days that the old company comes by, because trash isn't lying around much anymore and the bins aren't constantly full.

The tenants here have changed, too. There aren't as many younger adults that dress like gang members. The clientele is more professional-looking (and more responsible). My only wish is that this would be an age-restricted community (45 or 55 , and non-smoking) because the problems you are reading about in other comments posted here were mostly about young, irresponsible tenants who were loud, sloppy, felt that the rules didn't apply to them so they could do anything, and looked like gang members who were hooked on drugs. The negative comments are also probably posted by these former tenants who were evicted.

While the front gate by the mailboxes is still frequently left propped open or the lock is broken, once it is reported, it is fixed very soon after. My personal feeling is that a security camera should also be posted there to catch the little morons who are breaking the lock and making them pay for it. I still don't walk outside after dark, but that is just common sense when living in an urban area. I do feel safe here for the most part. I am able to buy a house, if I want, but I know I would have more trouble getting repairs done in a timely manner than I would if I continued to live here, because they are very prompt once the request has been made and the maintenance staff is very respectful of your time and personal property when they are inside your apartment.

The management staff is very professional and polite and bend over backwards (in my opinion) to help make living here more pleasant. At one point in time, I saw an increase in the number of pit bulls that were on the property and they had never been allowed here before. So I inquired about it and let the management staff know which apartments had pit bulls in them. Now I don't see the pit bulls anymore. Of course these animals were brought in by tenants who lied about owning them and brought them on the property knowing that they were not permitted because it is printed clearly on the pet waiver that tenants must sign. Hopefully, these irresponsible residents were also evicted.

The moral of the story is...if you can't follow the rules, if you do drugs, if you can't pay your rent, if you have no respect for yourself or others, and if you can't pick up after yourself, don't move here because you won't last long!!!

Stop writing your own reviews The Estates on Maryland office staff. This is a forum for the people who actualy live here. Why don't you write about the letter you sent out about the brake ins at the apartments? Stop pointing fingers and take the blame you run the place so suck it up and start taking care of it.

yep, definitely the management wrote this luu-luu. Not, somebody who actually has to call this rat infested haven a home
