Some good, some bad

We recently signed our lease for a 2nd term basically because we just didn't feel like moving again (though we considered it).

There are 3 sections of this community; we live on the East side of the office (which I think may be called Phase I, not sure though).

Here's a run down of our experience:

PROS:
Office staff - Absolutely wonderful! I can't say enough about them - very friendly and helpful.



Safety - I feel quite safe here and have no qualms coming home and/or walking my dog after dark (or any other time of day for that matter).



Parking - Adequate.

You get the usual 1 space per apartment, but they have ample extra spaces if you need them (at least in our section).

The extra spaces are in the back, so some people may not like that.

Compared to other apartment communities though, we're actually just glad to know there will ALWAYS be a space available.



Tenants - All the other tenants I have met are friendly.

Most people keep to themselves, but everyone I have come across is at least willing to greet his fellow tenant.

The community is pretty quiet for the most part, aside from the occasional rude tenant playing loud music or partying on their balcony.

But this is more rare than the norm and most often on the weekends.

I can live with that.



CONS:
Maintenance - Very little good to say here.

They are nice enough, but I have gone without requests fulfilled a few times.

Even when our a/c was leaking, it took them a week to show-up (we were told to just catch water in a bucket, which we did).

I question they're qualifications to work on a/c.

There's plenty of duct tape in that closet.



Grounds - Nice enough to look at, but nowhere really to play with my 1yo son.

We too have seen some pretty big roaches, only outside though (we are 2nd floor).

We had a couple smaller roaches in our apartment.

Office seemed unsurprised, called them sewer roaches and brushed off their existence as normal.

They did put us on the exterminator list for that week, and we've only seen one since.

Apparently it's a seasonal thing'

Construction - Pretty awful.

We can hear a toddler running and playing upstairs (not his fault - he can't weigh much).

The adults are imaginably louder when they walk (again probably not their fault).

Oddly enough, you can't hear much for voices from upstairs though.

Our upstairs neighbors had a party once, and we could only hear talking and laughing from their patio (with our windows closed), but nothing from inside their apartment other than people walking around.

You can also hear loud music it seems from anywhere in the building.

I can tell you what time our upstairs neighbors go to bed and get up in the morning every single day because I can hear them.

The plumbing in the walls is also awful.

Toilet flushing can wake up my son, even the upstairs neighbor using the shower.

And for some reason I can hear the master bath plumbing from way on the other end of the apartment.

Of course, we also know when the upstairs neighbors are flushing and using the shower too.

Oh, and the patio doors are very loud (everybody's, not just ours).

Greasing the track only works for a day or two.



Price - I think the price is quite high for the quality of the buildings, poor maintenance service, and really not much special about the place above and beyond any other community.

We pay $1200/mo for a 3 bedrm that is supposed to have a golf course view; however, my view is actually a group of treetops.

We also had extremely high electric bills this year (over $300 in July & August) which the staff seems able to do little about though they agree it's high compared to theirs and they live here too.



Overall, we feel we could probably find a better apartment community for the money; but, like I said, we just really didn't feel like moving and decided to stick it out another year.

At least it's safe.
