Used to be Desirable, Now Trashy

This apartment complex was never the best in Ahwatukee, nor did it ever seem to intend to aspire to be that great. But it was nice with competitive rates and a friendly management team. That all seemed to change near the end of 2008/beginning of 2009.

The new office staff is incredibly inexperienced and seem rather shady. Their credit policy is inconsistent. New tenants seem to receive rates based on what the office decides to charge, not what other tenants have been paying. Rent for current tenants has increased (jack up the rent for those who are already here and can't afford the early termination fee and reduce the rent to $499 temporarily to get new tenants, etc.). All questions to the office staff are directed to the landlord. All questions to the landlord are told to be directed to the office staff.

The new tenants receiving the heavily discounted rates are awful. Leashes for large dogs now appear to be optional, trash is left everywhere, beer cans/bottles/cigarette butts litter the parking lot and the office ignores it, noise is a massive concern with parking lot parties and loud music, property is vandalized, etc. This is in Ahwatukee, which is generally not known for being a "problem" area. Noise complaints to after-hours security are ignored - you have more luck calling the non-emergency Phoenix Police Department and waiting 30 minutes.

Finally, this complex is falling apart. I realize there is only so much the maintenance team can do - but they make no effort. The A/C unit is falling through our bathroom ceiling - and still is after they've been out 6 times. Generally they blame our upstairs neighbors for stepping too hard. It also leaks. A mixing bowl has become a permanent fixture on our floor to catch water. It's also necessary to explain to the maintenance team what THEY need to do. For example: painting metal together does not seal in water. Paint is not glue, nor does it take the place of a screw. Opening and closing a broken dishwasher is not the same as fixing it. Explaining to tenants that they can prop their washing machine up on blocks to save space is not a good idea. Loose wires sticking out of a stove are not safe and should be repaired. The maintenance workers visit our apartment weekly, and they often leave inappropriate notes complaining.

Roaches are an issue, as with any complex near a greenbelt - but they are ignored by the office and pest control does nothing. Lighting is usually broken/burnt out/smashed with glass everywhere and left for days/weeks. The pool is 24hrs - which is nice, but not when there are college-age kids screaming drunk until 5am.

I would not recommend this complex to anyone. It's far too expensive for anyone on a budget thinking they can tolerate some of what I mentioned. The $499 is deceptive and temporary (the office will likely hide your lease). And it's far too trashy for anyone who can afford the rent. Look to Sierra Foothills, San Riva, etc. - all a very close drive from here.
