EASILY FIND A BETTER VALUE

The Pros:
- Spacious floorplans
- Garage!
- W/D in Unit
- No one living above or below
- Gated
- Fairly responsive staff
- Centrally located
- Great kitchen & fair appliances
- Nice paint, molding, etc.
- No bug problems (except crickets in summer)

The Cons:
- HAS to be gated (because only one wall separates you from the Ghetto)
- Don't feel entirely safe (I've know of one for sure, and have heard of several other, break-ins via the garages and there was a homicide in one of the units in '03)
- No Grass
- HORRIBLE water pressure = trickling water in the shower
- Cheap bathroom / kitchen floor tiles
- Cheap carpeting
- Thin walls (you can hear neighbors going up and down stairs)
- Bathrooms are on the THIRD floor (doesn't seem so bad at first...but it gets old)
- No sense of "neighborhood" (everyone enters / exits their homes through the garage...you almost never get a chance to see anyone or meet your neighbors)
- Poor, smelly trash area
- Very near Sky Harbor (noise pollution)
- Not well-suited for families (bad neigborhood other than the nice pool area, there is nothing for kids to do. Other communities offer amenities like grass(!), playgrounds, and shade. Palazzo is all hot cement & roads. Also, I would never even think about sending my kids to the public schools in the area.)
- Guest parking is virtually non-existent.

Bottom Line:
I've lived at Palazzo for nearly 2 years and am gladly moving when my lease expires. This place has just never felt like "home" to me. Interior-wise it's probably the nicest apartment I've ever lived in, but I've never really liked it: compact and dreary is how I would describe it.

Without much effort, you can find something for $400/mo less in a much nicer neighborhood, with mature, green landscaping, and all of the same amenities.
