I have lived in Palm Court for almost 2 years. My lease is due up in December of 2005 and if I hadn't found a nice rental townhouse closer to my family and friends, I'd be staying.
I have read other reviews on here and I agree with some and not with others. But all make valid truthful points. I think (as with most apartment complexes), it depends on where you live in the complex as to what you run into and how strongly the rules are enforced.
The community gates are unguarded, this is pretty standard unless you want to pay another $300-$400 in rent. It seems they are often broken... and for a period of time in 2004, they were contantly being run-down by tenants'guests' who knows.
The parking is a problem. I feel for the people with 2 cars. I have never had my car vandalized as others say they have, and it's fairly new. But I live in the front of the complex so that is probably why. There were notices going out, though, where management DID address problems of car vandalism/theft.
The fitness center which I feel I was duped $25 on for a key.. is always unlocked so that anyone can just walk in an use it. Including people that do not live at the complex :-( I use the fitness center several times a month and it always seems like there is 1 or 2 pieces of equipment broken or out of service. For awhile, the fitness room was a playground for the complex children.
The maintenance issues are dealt with in quick manner, I have never had a work order for an emergency not dealt with in under an hour.
I have always paid my rent early, so I don't have issues with how rent is posted. The one time they accidentally threw out or lost my rent check, they even allowed me to deduct my bank's stop payment fee from the re-issued rent check; did not charge me late fee; and did not penalize me. Sometimes the key is communication. Address the problems, don't think they will just GO AWAY.
As far as the unit goes this complex is around 7 years old from what I am told. I am in one that has "settling" issues, whereas every few months or after a good rain, I have to call maintenance to have my front door re-hung because it doesn't latch correctly. I have deep cracks in several of my walls (also due to settling). The contruction is newer, walls are thin.. as are ceilings. I don't recommend a downstairs apt if you are a light sleeper or can't deal with noise. I can hear every little bit of sound my upstairs neighbors make.. closing closet doors, crying child, home theater.. feet... you name it. I don't think my neighbors are TRYING to be loud, the walls are just thin.
Upswings: all appliances are furnished.. washer, dryer, fridge, oven, microwave, dishwasher. The appliances crap out, they fix it on their dime.
Lots of storage area (2 linen closets, walk in closets in the bedroom(s), lots of kitchen cabinet area, storage above the washer/dryer). The largest area is outside on the patio. So you have to go outside to get to your things. It's great if all you keep out there are Xmas decorations and a broom.. but not good if you want to keep things out there that you want to get at on a regular basis.
Overall, compared to two other places I've lived, this is the best of the 3. It's right off the 101 and with the double-paned windows, you don't hear freeway noise at all.
Shopping.. lots of it close by. Several groceries, a Target, Walmart, Costco, movie theaters. Lots.. all within 2-3 miles.
It's hard to find perfection in a multiple dwelling unit. You get what you pay for, simply. If you go cheaper, you risk getting the kind of people you might not want to be neighbors with. I moved out of a place that was $150 cheaper a month... but it didn't have the ammenities, or the responsive staff.. or the convenience to where I work.
