Fully Indepth, Honest Opinion

I've lived in Presidio since July of 2004. When I first moved in there, I had a few issues:

There were small cosmetic issues with the apartment such as blinds that didn't spin open, a washer dryer closet that was off it's rollers... nothing really terrible to affect the quality of the apartment.

That same day I moved in, and within a day or two a maintenance guy came in and fixed it all; he was very nice and friendly too.
For that matter... I very much appreciate their maintenance... here is a story for you which further impressed me with that complex:
I got home from work and heard water dripping. I opened up my closet with my water heater and jackets and the ceiling was leaking. So I immediately called the apartment leasing office and they said they would send someone up right away. Within two minutes TOPS a guy comes and looks inside then runs upstairs. He radios his maintenance buddy and another guy brings keys for the apartment above me. They tighted the gasket on the water heater on the apartment above me and the water stopped leaking.
Another 10 minutes later they come back with a brand new water heater and install it in the apartment upstairs from me.
They leave and he tells me that it will all be taken care of. So I get home from work that night and there is a BIG carpet blower in my apartment under the carpet with a note by it saying that all the water has been sucked out of my closet and the walls, and the leave the blower on until I go to sleep and it will all be good as new. I did all of this, and needless to say, I haven't had any mold problems or any instable walls or whatnot.
What impresses me the most is their response time to the situation that needed quick response.

On a lesser note, there have been pests here and there. They have pest control come to the apartment complex on Tuesday and Thursday, and anyone that has called into the office complaining will be put on a list that the pest guys will go to each apartment and spray/treat for the appropriate pest.
There have been a few cases of sewer roaches, where they literally come out from the pipes in the sinks or bathtubs.
It's not a huge issue, just startling to hop into the shower and have a friend in there with you. They will come take care of the problem, and any time I have complained about pests, they have come and sprayed or did their thing, and solved the problem for several months at least. It's Arizona, you have to expect to see some sort of insect. But nowhere near overwhelming or unsanitary/unsafe as some people make it out to be.

The parking is fair. I feel that the parking spots are a little too close together. I drive a lifted truck. I STILL fit UNDER the parking spots, but sometimes it's hard for me to turn into them, or back out. But being a decent driver, I can do a three point turn into the spot and/or out of the spot, and it's not a problem. There is a security officer on his bike at all times in the complex. One night my alarm was going off on my truck, and I went out there to check on it, and the officer came up to me, made sure it was my vehicle and that I didn't set the alarm off. For the most part, for being paid to ride around on a bicycle carrying a gun, they do an adequate job of earning their paycheck.

There is hardly ever any construction in the complex. Sometimes an occasional carpet replacement in a nearby apartment, but nothing near as bad as making too much noise.

The complex has good amenities, and good access to all types of stores... Best Buy, Target, Blockbuster, Pizza Hut, AMC, Albertsons, Bashas... it's a ncie area for just about anything. There is a park nearby as well.

The office staff is very friendly and helpful. I have never had a problem where I could not go to them, and we wouldn't be able to sit down and work it all out. My only problem I had once was a parking issue because of my oversized vehicle, but within a week, they had contacted residents of "Easier accessible" spots and had me traded with someone else, and it works very well for me now.

The people at the complex, to my knowledge, are not too terribly friendly. I've lived there for a year, and there are two people that I've met there that I could have a conversation with and say hello... both of them I've met in the last two months of living there. The people there aren't very upper class, but I'm not saying I am either. I'm just saying the complex has it's share of undesirable tennants, as most complexes do.

I live in a studio, and it's over 500 sq. ft. That's a pretty big studio apartment. The size of everything is nice, the HUGE walk in closet that you could fit a bed into(not exaggeration), the kitchen, and the studio area, very nicely sized and built.


Overall... I would recommend this complex to someone on a tight budget. This is my first apartment I've lived in since leaving my parents house, and I have to admit that it is a very nice place for a first apartment. I'm sure there are better, but it's a good price(457 with prorated rent included), a good area, and big enough not to be trashy, but small enough not to be too big to notice you.
