Wow its amazing all the people that have written reviews on this web site. I will be honest I didn t even know that this site existed until today. I am writing a review as my friend actually let me know about this because they are moving into the complex due to a bad experience at another complex. They had told me they wrote a review about their complex on this web site and because I love my apartment and the staff I thought I would check it out. I have not had the kind of problems that some people have expressed and might have to agree that someone who is unhappy will look for a place to vent their own frustrations out. I am actually currently living in an apartment that had lighting problems up until last night but they are now fixed. I watched the electricians work on them for the past week in front of my apartment. The fact that they were out there gave me no reason to be concerned that they wouldn t get fixed. I also know that one of the girls in the office lives in my building as I see her pass by in the morning and I'm sure that she would want them to be fixed just as quickly as I would. Lighting is a major issue but I guess I wouldn t think that the company was deliberately not trying to fix them. As for the painting I will say it has been a little frustrating to deal with the coming and going of the painters but at the very same time I say that I like the idea of the new colors as oppose to the pink it previously was. I know the property has changed a lot in the 3 years that I have lived here and it has only been for the better. I m sure that everyone who has responded to this web site has had some sort of problem in some sense but the level of the problem may be somewhat exaggerated. For example the section eight comment that was made is false they would have to disclose that to you, not to mention I work for the state and I know that it is not. The other thing that makes me laugh is people talking about the late date being the 2nd what I might ask that person is why they pay their rent late. Last I checked no credit card company gives you more then the date listed on your bill to pay. When its one day past the due date its late and there are penalties. If you believe that it is unsafe then you should move no question but your going to want to move away from the whole area and not across the street like some people on this site have said they are doing. If you think bad things are happening with crime here then they are happening across the street as well. I m sure that someone on here will have something to say to my review but I will probably not look at this site again for a long time. All I can tell you is my experience. The staff is nice, they have 4 pools, and they have a fitness center. I have never had a major maintenance issue nor have I hade my car or home broken into. I guess bad things happen everywhere but I wouldn t classify this place as unlivable or bad for that matter. On a last note its good to see that the manager took the time out of her day to write something.

how wonderful for you that you have had no problems and why do you live here if you work for the state? you would think you would make enough money to live somewhere a little nicer? and as for the section 8...YOU obviously don't know what you are talking abou...look into it...YES, they did go to section 8, and maybe they are suppose to disclose this information, but NO they have not yet done so as far as i know

As a resident, I respect your opinion on your experience here at Presidio. However, you are COMPLETELY off base when you compare rent payments with credit card payments. It all comes down to industry standard. The industry standard for credit card companies is to charge a late payment fee for day-late payments. However, the industry standard for apartment complexes is to generally allow a 3 day grace period for rent payments. It doesn't really help people having trouble paying their rent, as they are likely to have just as much trouble paying by the 2nd or 3rd. The grace period is an accommodation for those times when the 1st falls on a weekend or holiday, or if the tenant happens to be out of town on the 1st, and it is not convenient to get the payment in exactly on the 1st. The couple extra days doesn't hurt the landlord, but it is a great show of goodwill to the tenant. Most complexes do this, and Presidio had a 3 day grace period until the current management took over. Of course it's their legal right to have no grace period, just as it's their legal right to require 60 days notice to vacate, but it just makes things more difficult for its tenants, which in turn makes us less willing to accommodate their request for patience regarding the repairs and upgrades. Hence all the anger you see on this board.

The whole "3 day grace period" is retarded. It's completely a mental thing. Just pretend your rent is due on the 27th. There, now you have a 3 day grace period. Humans are just like animals, if you tell them one thing they always want extra. It's like when you tell a girl to be some place at 5:00 and she's late every time. Solution is simple: tell her to meet you at 4:45. Now she'll be on time. Same goes for rent.

Maybe you should read posts more carefully before you write. I wrote "almost every other complex." And most other complexes do only require 30-days notice. Just as most other complexes have a 3-day grace period for rent. Presidio used to have both those things. I'm sure if you look you can find other complexes with policies just as unfriendly to its residents as Presidio. That doesn't change the fact that these two policies are a slap in the face to residents, especially when management has trouble upholding its own end of the rental agreement (i.e. ensuring that common areas are kept reasonably clean and safe as required by the Lanlord Tenant Act). The poor lighting and broken swimming pool gate locks at Presidio certainly would qualify as unsafe.
The last anonymous post was obviously posted by someone who works for the management company. Instead of pointing out examples of other complexes that are as bad as you, I'd love to hear an explanation of how these two policies are in any way beneficial to the residents. Roxanne certainly didn't touch on it in her post. The truth is Presidio can't really defend itself regarding these two policies. Otherwise Roxanne or one of her flunkies already would have.
