We hope to provide a fair and honest review of this apartment complex. It's sad that the people who give the worst reviews are the most vocal and vulgar. It's also sad to see them downplay any good reviews as ones created by employees of the apartment complex. My boyfriend and I moved in at the end of 2007, have lived here for about a year and a half, and intend to stay here until I finish a degree at ASU. Because he works at home, my boyfriend has the most knowledge of what goes on during the day around the complex. Generally, the key to finding a good apartment is understanding your standards and what things are most important about where you will live.
-The staff in the office are friendly and helpful. Sometimes the grounds workers can be a little slow to respond.
-The location is pretty nice and is one of the strong points of living here. The complex is in walking distance of a Bashas grocery store, a Walgreens, a video rental store, a bowling alley, a Thai restaurant, and a Mexican food restaurant. There are two gas stations at the corner. Also if you haven't noticed, there's quick access to the 51 freeway. Paradise Valley Mall is less than 5 minutes away. The apartments are set back from the streets, so not much traffic noise. One downfall is the close location of a high school and middle school. You can easily hear game announcers and band practice (mostly on the weekends). Someone else mentioned the windows are thin, so, yes, you can hear neighbors in the pool if you live near one, but that's what happens when you choose to live in a community.
-When we moved in at the end of 2007, the complex had just finished installing new washers and dryers that are card-operated. Prices are $1 each. The rooms are generally well-kept. I think the water from the faucet here is nasty, so it's worth mentioning that there's a coin-operated water dispenser for jugs in each laundry room.
-Mailboxes are on one side of the apartment complex, near the office, but that's expected and the walk to them through the apartments is nice.
-Appliances: some apartments still have older models, but they're beginning to replace them now. The pools have been remodeled (the complex contains three of them) and the buildings have been repainted recently.
-It's been a while since we've had a lot of water shutoff activity. Recently they shut it off for a significant amount of time, but there was a notice for it and the shut off was done during the day.
-Parking isn't too bad. You're given one parking spot, so it can be problematic if you have two cars that are use extensively. There are some non-resident spaces located near the buildings that you might be able to grab, but most of the non-guest parking is around the perimeter of the complex so it would be a good idea to walk your guests to their car in the evening (generally a thoughtful thing to do anyway).
-Another downfall is that the layout of the apartment complex can be confusing. You can always ask the office for a map to give to your friends when it's their first visit.
-The complex is kept pretty clean; there are some hired workers who clean the grounds once a week or so in the mornings. Dog poo isn't everywhere(of course, this is more the owner's responsibility) but the apartment could enforce the rule of picking up after your pet more. Average amount of trees and shade.
-Shortly after we first moved in, there was an occurrence of vandalism. Not sure exactly what happened, but my car was vandalized in the process. No crime-like activities have happened since, to our knowledge, but crime can happen anywhere and anytime.

Based on your "positive" review, I won't even pay Rancho Sierra a visit.

Ok who takes pictures of the laundry room? Unless maybe this person works there or friends with office staff! Prices are a dollar to wash and a dollar to dry, but this person didn't tell you that the card cost 5 dollars and depending on where you bank they also charge you to load it (like an ATM card)
