Back about 4 years ago this place was great cause it was across from my college and people their were really nice, I knew all my neighbors and the staff in the front office was really top notch. New management took over later which didnt change much and still was a good management group, then another took over later that year and thats when things started to get bad, the people in the front office fired a lot of the old staff and just screwed everything up and were racist pricks. Then it got worse after this management went under and now the worst of them all has taken it over. Laramar Communities, these guys suck bad. The main manager is a real racist lady who is rude and another guy thats her lacky named Wendel is a jerk also. I'll name a lot of things that have gone to hell since living there.
4 years back rent was $780 for 2 bedroom and 2 bathroom and now a 2 bedroom and 2 bathroom is $980 since this new management has taken over.
You pay so much for security and they don't do their job there, 4 years back they used to have 2 security guys driving in golf carts all night to monitor things, now they have either no security some nights and one small guy riding a bike around. Plus don't even bother if someone is making tons of noise all hours of the night which will happen a lot if you live there, the security won't do anything and you pretty much have to call like a maniac just for them to do anything.
The gates there are always broken and this new management doesn't really care and makes up excuses like once Wendel said "Oh the gates motherboard was burned and thats why it doesn't work now, we are working to get it fixed soon." months went by and still the gates were broken and most the time they get stuck halfway and you have to push them open, also they are loud if you live near the gate, they grind and make loud noise when they open and if they jam they close and then open over and over making tons of noise all night.
The pool usually close at 10pm and they used to put locks on it, but most the time the locks don't get put on and people are there making noise all night drinking and leaving bottles all over the place and of course if you tell security, nothing happens and the people just go on making more noise which is just party animal college kids, so don't try to make this place for a family to move to with all the crazy parties going on there most the time. Also the spa doesn't even work, its been broken for a couple months now and isn't warm or hot at all, the jets don't even work on it either, its just a puddle mostly now. The pool bathroom there is never cleaned either at the front pool and the back pool. It smells like pee really bad and the doors don't lock so if your in there, someone will just walk right in while your in there. The toilets overflow sometimes and just keep going and once the water started to go to the pool from the bathroom which was very nasty. The lights in the pool don't work sometimes and its pretty dark if you plan on doing night swimming.
The blinds in the apartments are aluminum and most the time if you move in, they are used from the previous renter and are bent bad and look really bad. The carpets soak up just about anything, they get dirty really really fast, just from a little bit of dirt and they turn black fast. The counters in the kitchen will stain with just about anything, there are some yellow stains on the surface that just won't ever come off and the floor also is yellow in some spots for some reason and also with bleach or scrubbing will never come off. The bathrooms are just a nightmare, the showers are little and narrow and when I moved in, my shower would just turn on even if you didn't press the part to make the water come out of the shower head, so no baths for kids since water won't come out of the actual facet in the tub. My roommates shower didn't even have work right, the tub facet was all crusted and no water at all would come out of it, just the shower head also. Told the apartments to put in a work order and for each problem with the facets and shower they had to set up multiple dates for them so they would fix one thing and then a couple days later they would fix another part of it, worthless!!!
Locks are bad on the door, they fall apart after awhile and the apartments charge $50 to fix them, what a rip off to change the locks. Plus they only fix the door one and you have to remind them you have a storage lock and a patio lock or they will just do the front door and leave you hanging, plus you have to give them your old key so if they forget the other doors and you locked your storage then your screwed cause they can lose your old key and take forever to help you to get your storage lock changed.
You are givin a covered parking but if someone parks in your spot your totally screwed because management don't really care, if a car is parked in your spot for hours, they won't care, once they told me it has to be parked there one full day just to put a sticker on it to tow. I told the lady I had to park far and I wanted my spot and to have that car moved and to call the tow company, but she said they couldn't if it hasn't been there for a full day. So do what I did and just call the tow company and get that car out of your spot, cause you paid for it and its stupid for management to act like they don't care.
Uhhhhhh the list can go on but this is just a glimpse of what to expect if you move there. Hope this helps you if your looking for a place. My advice is just move on and skip this one, its hell on earth here at good ol San Valiente.

i believe san valiente is a nice place and has changed alot in alot of ways with people working together to pass on info to security when something goes wrong.the security they have at san valiente is respectful and does his job very well and cares about the residents if things go wrong and inforces pool rules and does let the residents know if there new that the pool closes at 10pm so people if you just look at the lease and follow it youll see a change also .

I can not believe the person who wrote this review about SV I live here and love it great staff and the gates do work .It sounds like he just did not get what he wanted stop crying and grow up people.....

This guy is right, this place has turned into a total dump since then, I used to live there and stuff like that is the reason I left. Some people who respond to this are blind to see the problems. Live there long enough and you will see what he does, and you people stop crying because look at the other ratings people have left, this place is bad so stop acting like its not.

Everything in this review is true. I lived there for 2 and a half years (the first two years were under a different management company) and I would not recommend this place to someone I hated. I knew things had started to get bad when the ceiling in my bathroom had started to leak and I had told them I thought it was the pipes upstairs. Four half assed attempts at patching over the leaking cracks in my ceiling and a torrential downpour ruined the bath mats I had in that bathroom later and then they finally came to fix it. There was a four foot by three foot hole in my bathroom ceiling for over a month (AFTER they had fixed the issue). This was unacceptable and just one example of how horrible the staff working at that establishment it. I will never rent an apartment from the Lamar corporation because of this experience.
When I was returning my keys Wendell made one last feeble attempt to con me into renting an apartment there. I told him I would not ever sign a lease there.
There is an Apartment complex up the street near the i17 that is significantly better than this hell hole. RENTER BEWARE. This complex is horrible.
