I lived at Sierra Foothills for about 7 months and I would definately not recommend it to anyone. All the reviews here sound just about 100% acurate to me. The maintenace people would say they would fix things, but it was always still broken when I would come home. I also had many scorpions and I lived on the third story!!! I complained to management many times about it. After about three months my rent was hiked up about $100.00 without any notice. I never had to pay it, but the $50.00 late fee is a little rediculous. The worst thing though was upon move out. There was a stain on the carpet approx. 18in. in diameter and they charged me $1200.00 to fix it. I am young and nieve and I thought I could trust a "professional company". The company was charging me not only to fix the carpet I stained, but also to upgrade it!' I recently found out that they can't do that. They can't charge me to fix the carpet in the whole apartment for one room being damaged and they can't charge me for upgrading the carpet wich they did. Don't let them do this to you. Find out your rights first if they try!!!!! If you are a tenant you might want to check out the AZ tenant/landlord ACT. As far as the raising the rent thing goes, I know they broke that law when I was there...Don't let them do it to you...

How would you like to be the poor person who had to move in after you, with a huge stain in the carpet? A foot and a half stain is pretty much impossible to hide, and takes some negligence to make. It's completely fair for them to charge you full replacement cost, because you can't just replace a section, or even a room's carpet, without dye lot differences making it look like a crazy quilt. You agreed to return the apartment in the same condition you received it, and should have taken better care. It's too bad that the stain happened, but since you did it, you should accept the consequences. And no, I don't work there.
