Upscale in the nicer part of a not-so-nice neighborhood.

I've been living at the Heritage for almost two years now. The neighborhood is URBAN. Some areas nearby are good, some are not. (If you want crime-free suburbia, I suggest moving to another state.) The complex has a diversity of residents but since the rental rates are a little more than they should be for the neighborhood, most residents there are good, middle class folks. Not too many kids either. (I'm not against kids but I don't enjoy a lot of them running around unsupervised.) Securely gated and VERY well-lit. Rarely do you see a ligth burnt out. Pretty quiet too. Even within the apartments. I rarely hear my neighbors and they say they don't hear me so I think the insulation is very good. (Actually the most quiet apartment I've ever lived in!) Floorplans are well laid out and spacious. A lot of windows on more than just the same side so you can get cross-ventilation. Both the grounds and the apartments are VERY nicely maintained. The swimming pool is immaculate! Maintenance is very responsive and goes above and beyond (seriously). Office staff could be a little warmer but overall, I have experienced much worse.
I don't like that they raise the rent large amounts even for 12 month renewals. They need to demonstrate an appreciation of and desire to retain current residents. Overall, great place to rent if you can adjust to an urban neighborhood and are willing to pay a little more for quality.
