I like Timbertree, its definitely a step up from my former apartment. Maintenance is handled quickly, the grounds are clean, the staff is friendly and quick to handle issues and is conveniently located. There are a number of community events every few months and plenty of kind neighbors.
There's a lot of negative qualities here too. The price of rent is higher than what they told us prior to the contract signing and the included utilities are a lie. Luckily our price was locked-in before the rent hike so we're not as bad-off as other residents.When we first moved in everything seemed really nice but upon closer inspection it appears they just painted over holes in the walls and cracks in the ceiling
The location while convenient, is a dangerous one. It is relatively safe in the complex but outside the complex is a different story. Timbertree is located in the middle of one of the worst areas of Phoenix. You can hear police sirens and helicopters at all hours of the night and the occasional gunshots.
The apartments themselves aren't very modernized. The air duct system is poor.I believe the majority of neighbors in the building are heavy smokers because the air reeks of smoke whenever the heater/AC turns on. The shelving/cabinetry is old and flimsy. The plumbing is old and there are many water leaked needing to be fixed on occasion.
Noise is an issue. There are a lot of people coming and going in odd hours of the night and people revving their engines loudly. Our neighbors upstairs are walkng around at all hours and seem to tke showere in the wee hours of the morning. The landscapers start up too early and the noise frightens my 2-year old son.
Recently they seem to act like an HOA and are strict on what you can or can't have on your patio, limits on guests, and may be doing away with being able to use your own grill.
The laundry room is clean but poorly maintained. There are always 2 or 3 washers or dryers out of order and the coinless system sometimes double-charges.

I agree with almost everything you said. I just thught that I would add that the cabinatery if that is what you want to call it isn't even level...I'm in a 2 by 2 and it literally looks like they just cut along the bottom of the upper cabinates without even making a quality measured line because it is all wavy and not at all clean cut. I have had a descent experience with most of the staff. The new manager is a joke to say the least. I wont get into why mostly because he would probably figure out who I was and try to evict me for this or that and I only have a few more months left in this hell whole. I am usually positive in my reviews but after living here for 4 years and dealing with the same -------- constantly I'm over being nice. As for the stupid landscaping it takes everything I have in me not to run out there and throw rocks at them when they wake my two children up at 7 am. Oh and the stupid heater/ac is absolute crap. They take for ever to turn the a/c on but as soon as one old geezer pipes up that they are cold in 90 degree weather the damn heater gets turned on. All three of my neighbors NEVER used their heater and niether did I because it isn't even close to cold enough for a heater here, grab a blanket and your good. This place sucks especially since Lauren left, she was the best. You can do WAY better for the same price and I intend to as soon as my lease is up.

I agree Loryne is great, and I would have to agree with never using the heater. I do live and work here and love the fact that I can use as much of my a/c as I want most of the time. Problem with landscapers is they all start early.
