I have lived here for 2 years. The office staff is very nice, though they are primarily leasing agents. The manager is useless. Any complaint gets the response that she will look into it, then it is forgotten. The grounds are kept immaculate. The pool is very nice and is kept well. Unfortunately, it is open 24 hours a day, despite drunken volleyball games at 4 AM several nights a week. The past 6 moths or so the population has changed. They now rent to anyone with a pulse. The apartment next to mine is a 1 bedroom unit. There are at least 3 20ish kids living there. It never seems to be the same 3 people, though. There are so many people loudly coming and going it is impossible to know who lives there. There is a party every night in that apartment and the one across the hall (another apartment full of people that apparently do not have to get up and go to work in the morning. The crowd moves between these apartments all night long banging doors and shouting in the hallways. There was vomit on the stairs to my apartment twice in 2 weeks. The management cleaned it up as soon as I called. However, the stairs are still vomit-stained. It is the only place I have ever lived where I would never leave my apartment in bare feet, even to get something from the car. My apartment overlooks the pool. I sleep with earplugs, as the noise from drunks at the pool would keep me awake all night otherwise. There is no security. There are rules for the pool which are totally ignored after the office closes at 6:00 PM. The construction is typical of apartments. I had to move my bed across the bedroom to get away from the wall shared with the neighbor's bedroom. He apparently didn't sleep at home much and his alarm clock would start going off at 5:30 AM and continue to go off for hours. This is a problem in any apartment place. The maintainance staff is outstanding. If I call in the morning, explicitly give permission to enter and a description of the problem, a repair is made before I get home. If there is a question the very courteous and professional maintainance man will call to clarify. BTW, don't pay any attention to the available amenities in the clubhouse. They are only available when the office is open. The office closes at 6 PM. The clubhouse is locked in the evenings because of concerns of vandalism. Parking is bad. I called the towing company posted in the parking area when someone was in my space all night (there are few other spaces available, since they allow many adults to live in 1 apartment). They said only the office staff could call for a tow. Since the office is closed, there is no way to get someone out of your parking spot if they park there at night. This happens to me often,as my space is right at the stairs to the building. If your space is taken, you may have to leave your car at the supermarket across the street. People form the surrounding bad neighborhood jump the fence to paty at the pool in the evening. The complex gates are broken often and the walk-through gates are always left open by other residents so their friends can come in and use the pool, etc. The lease says dogs up to 25 pounds are allowed. However, this is not enforced. You can have a100 pounds pit bull and let him swim in the pool (I have seen this) as long as it is after the office is closed. My rent has stayed the same since moving in 2 years ago. I can't believe anyone would pay the rent they ask now. I signed a 6 month lease extension as I am going to buy a house this summer. I didn't want to move somewhere just for 6 months due to the hassle and the hit to my credit rating for not living in the same place for over 2 years. If I were to continue to rent, I would look elsewhere.

Are you aware there is an HOA for the property? Maybe you should start there first.
