If you are considering moving into the Cortesians, please take the time to read this review. I have lived in several communities in this zipcode over the last few years, and love the area, but these apartments are a nightmare. This is a total party community. Not just for college students, but I saw parties with people of all ages on a regular basis. The tenants that lived across from me partied every sun. and mon. night, and almost always ended up screaming and getting into a brawl in the middle of the street in early hours of the morning. Every friday and saturday night there are parties in the parking lot areas, or parties that spill out onto the street from 1st floor patios. You receive an assigned parking spot, and there are guest parking spread throughout the complex, but I consistently had a problem with people parking in my assigned spot, and the office won't do anything until the car has stayed there for 48 hours, which really doesn't help you when you come home at night and have to go find someplace else to park. There was such a problem with STOLEN cars that the side gates you will see had to be on 24hour lockdown. I think this complex gets more crime because the Camellero's across from it are gated and it flushes people to the Cortesians. As far as the grounds go, the landscaping is nice compared to some apartments i've seen, however, the management fails to enforce cleaning up after pets, and there is dog droppings EVERYWHERE you go, in the rocks and on the grass. They sent out many notices when I lived there, but it didn't seem to help. The carpets have been steamed clean so many times rather than replaced that they literally soak up any trace of debris ie. if you walk on your carpet even with shoes that have been wiped you'll get little dots EVERYWHERE. The shower heads are so low that I had to bend to get under it. A friend that lived in the unit down from me was awoken at 2am by maintence because her shower leaked and FLOODED the unit below her. Think it's nice that utilites are included' So did I, but they failed to notify me when I moved in, that they watch the weather reports, and when they feel that you should no longer be using air condiditiong they turn the system completley off for a week and then switch it to heat only. And when do they do this''' They turned off my AC 2 days before Thanksgiving, so that even with the windows open I had to cook all day long with absolutely no air conditioning with an apartment full of hot hungry people. When my lease was finally up, I repeatedly asked to do the final walk-thru with them, but they told me I couldn't, which I found out later was a violation of the law, and because I wasn't present for the walk thru they can charge you whatever they deem fit. So the "no security deposit" will do you no good. I spent a full day and half scrubbing down everything from the bathroom to the refrigerator, and they charged me over $100 in cleaning fees when I moved out. Don't be deceived, the office staff seems very friendly, but that ends the second you move out. I don't know what other people wrote about a cockroach problem, I never saw any outside or inside, but that was probably the only good thing about them. The equipment in the fitness center is constantly breaking down, and I had the dryers eat money from my laundry card all the time. Yes, they're nice floorplans, and you get a nice amount of space, but the bad so far out ways the good it's ridiculous.
