STAYED WAY TOO LONG

I've lived 4 1/2 yrs here because of my job. The former owners always had high occupancy and charged very reasonable rents. I think they were hoping to turn the apts into condos or sell. I moved into a 1-bdrm and a co-worker moved into a 2-bedroom with his family at the time. We all felt we had a very nice place to live at a reasonable rent for Robsdale. I think he was paying about $750-800 for the 2-bdrm and I started at $600 because management was offering concessions. My rent with 6-month or 1 yr lease only increased $10/mo. each renewal. Last October I went to renew and almost had a heart attack. My rent increased $110/mo and charging for water usage was already implemented. Furthermore, you could not lock into a rate for one year. The new owners were coming in and you could only sign a 6-month lease. Every six months they plan on moving the rent up. The new owners have been in possession of the property 7 months now and I have yet to hear of a 1 yr lease being offered.

When my lease went up $110/mo the new manager advised me that she had just completed a survey of surrounding apartments and that we were still much lower. Maybe the other apartments surrounding this property were already renovated.

If you don't have a place to move into at the end of your lease and you need to go month to month, you will not be able to take control of your wallet again. There is the normal $100/mo more punishment plus the market value of a small 1-bdrm of $800/mo plus the water went up to $35/mo and the tax on top of that.

I am getting nothing more between these 4 walls than I got when I paid $600/mo, $640/mo, $750/mo or $952/mo. These are not showcase apartments. These are not luxury apartments. I do not have a concierge staff at my beck and call.

The important thing to remember is that the investors I believe are out of town. A property management firm is doing their bidding. All the investors know is that it is Scottsdale and they can make a killing.

The property looks worn and old to me. I guess maybe the owners needed money to make improvements. The noise problem should have abated. The investors are practically finished installing double paned patio doors and bedroom windows.

I never noticed drug paraphenalia and I walk through the parking lot everyday. I don't know about people doing donuts in the parking lot or noise from the parking lot because I face the canal. It's pretty quiet except for those events from West World but I just close my patio doors and I hear close to nothing and that is without double paned glass.

I will tell you that the black fly situation is horrendous. The previous owners tried everything. They called in the County and the University of Arizona for help. It's worse if you are facing the canal. I had to spray my door before bringing in groceries one time because those flies were attacking my eyes, head, ears, would light on my clothing. It is really bad. Some years worse than other years. I was never advised of the problem before I moved in. The final conclusion of the previous apartment management was that the flies were harmless to human health, there was no way of eradicating them since the canal is used for drinking water and the flies hatch there and any kind of pesticide used may kill the lies but the canal is a water source so pesticides were not allowed. We recieved a notice from management stating these facts and telling us to restrict the use of our balcony and patios during this time frame. (The time frame is hot weather so that's about May to November) We were never offered any concession for our inconvenience. Just keep on feeding the investors.

Who is to say with these 6-months leases that the rent won't go up another $110/mo' Robsdale isn't all that. Tenants are being choked to death financially. If it's bad for two people in an apartment, it's financial suicide for a single person to live here. Agsin, these are not exclusive luxury communities that we are living in. For the most part the "gated" communities have their gates open all day and when closed at night seem to be only for traffic flow.

I submit that if I were getting something for my dollar, I may not be writing a negative review.

I was not allowed a covered parking space because I did not have a car when I moved in. When I had a rental car and needed parking from time to time, I was given a space but the management had contracted with an outside service and they were quesitoning why I had a different rental car each time. I think they should have been asking why I was paying the same amount of rent as everyone else but didn't have a covered parking spot. I never used the spot because the company that handled the parking situation was real quick to put the boot on a tire. I feared through some mistake that the care would be towed away.

Here's the biggest joke on the tenants of the Regents: Any prospective tenant who signs a lease the same day they come in gets a 20" TV. It's a flat screen. I don't know how much that costs but it would have been nice to offer something other than inconvenience to the tenants that are already here. I think they even upgraded the offer from the little 9' under the cupboard incentive that was being offered.

I fear for my deposit also. When I leave this apartment will be renovated. The investors will get $850/mo at least for the first 6-months before the jack it up more for the neww tenant.

Run the other way. This isn't a "community". You won't get a warm and fuzzy feeling. You are an investment. There is nothing warm and fuzzy about that.

I never got to see my apartmnent before I moved in. It was clean but not painted. The heat in the living room didn't work and I was told that there was nothing wrong with the ciruculation or flow. Finally, last winter it started working. Maybe someone above me had a blockage and got it fixed and that's why I have heat and a/c in the living room now. I could see that there had been a water leak problem from the apartment above. And, I could see exactly in the ceiling where the water had run. Twice over the years the same leak occurred.
