Here it is- the most objective review about Sun King that's ever been posted. I've read most of the other reviews, and the replies as well, and the first thing that strikes me as odd is all the replies from the staff-if this place is so exclusive that they need a waiting list they must be pretty busy taking extra super special care of the hundreds of residents, not to mention politely informing prospective residents that there are no vacancies. When can any of those wonderful hardworking folks even find time to breathe, let alone post responses to previous residents' opinions' That said, let's get on with the show.
First things first- although the grass while I lived there was gorgeous, the rest of the place was not. It's obvious that the units haven't been renovated in quite some time, and the appliances are extremely outdated- we had a gas stove in our unit and only two of the burners on it even worked at all. We had serious maintenance issues during our residency, and our privacy was horribly violated more than once. I do have to say that Katie was extremely helpful during one of our maintenance fiascos, but she seemed irritated that she even had to speak to us about it at all.
When our apartment flooded due to a pipe leak, it took two days for maintenance to come fix it, even though extreme flooding is considered an emergency. However, when our downstairs neighbor's apartment flooded about a week later, maintenance was through our door without permission, and when I got home I walked in on the maintenance supervisor tearing my bathroom apart. I wasn't able to use the shower or bathtub for two days, and found out shortly thereafter that our neighbor's flood had absolutely nothing to do with our apartment. We didn't even receive an, "oh, I'm sorry about that" from anyone on staff for that intrusion.
One month we were told that the office was broken into and our rent check, along with a few others, was stolen. The check had already cleared the bank when we received that memo, but we were told we'd have to pay another month or we would be evicted, and to take it up with the bank.
They refused to replace the carpet after the flood, even though I had found maggots living in it and it was wrecked beyond repair by the water damage- instead they placed large fans under the carpet to "dry it out" and left them there running for two days.
Everyone was happy that the man who threatened little Boo with a gun finally got evicted, but it took him telling a little girl he was going to kill her. He was a ------ neighbor for many months before that, and I know that a lot of people, including us, complained about him to the office. It never should've come to him threatening a child- the complaints that came prior should've gotten rid of him long before he scared Boo so bad she wouldn't go outside to play for weeks.
The laundry room was pretty clean and kept up well- at least I never had a bad experience in that department. The A/C worked well, thank god. Every time they shut the water off we received prior notice. They had pest control come out and spray regularly so we never had a problem with bugs or roaches. Even though Katie should probably work on her people skills she pretty much knows what she's talking about, so if you have a question she's unlikely to make something up or give you outdated information. The neighbors were generally pretty quiet, the kids did run around a lot, but they weren't out of control by any means. I wouldn't recommend this property to anyone, but I suppose if you're looking for cheap rent and paid utilities and can fix your toilet and disposal on your own it might work out.

LOL... yeah.. the kids did have their fun in the courtyard... but kids will be kids... I never had an experience with flooding in my apartment while i lived there, but i did have a leaky garbage disposal that was replaced immediately, and the dishwasher broke and leaked all over too... but the very next morning while i was at work, it was replaced. Seems sad to hear these complaints. but i will still go back. I look forward to returning. mike henry
