Great Location but Noisy Neighbors

I moved into the Alexan (now called Palladium) back in 2002 before Mark-Taylor took over management of the property. I would consider myself a young professional (mid-thirties working for a Fortune 50 company) and looking for a trendy location in Scottsdale. Unfortunately Mark-Taylor does not really take care of this property. A fair amount of the apartments are rented to college students since ASU/Tempe is only a few miles away. There is a night manager on the property but he does not patrol the property trying to reduce the noise after hours.
PROS
Great Location (downtown Scottsdale)
Good Floorplans
CONS
Expensive ($1510 for a 3 bedroom)
Very Noisy
Grounds not well kept for the money you are paying
Parking. You only get 1 assigned parking space and guest parking is very limited. (I would think you would get 2 assigned parking spaces for 3 bedrooms).
Overall Rating
Mixed. Mark-Taylor has a niche since there are not a lot (actually only 1 other apt complex) in the area. If Mark-Taylor reduced the number of college students, or did night patrols to stop the college parties, I would definitely recommend. Otherwise I would strongly look around and see if you can live with something a few miles away.
